    Very interesting idea about using crowdfunding to build in your hometown. Now if only city planning depts would help developers instead of getting in their way.. like they used to back in the 1980's.

    I really liked the point at the end. This could transform the entire culture. If more and more people had a vested interest in the real estate and businesses within their own city, it would keep more money within the local economy and I'd go so far as to say it would also lower crime rates. I'm curious about the requirements to be an investor as well as the SEC requirements to run an crowdfunding operation like this. I actually have a lot of questions about this whole thing. I think it's phenomenal!

    We in Pakistan has a similar concept since last 50 years. We register society, the society collects funds and its management takes lead for land development. Then we normaly share land plots as per size. Sometime people go for houses as well but in majority cases developed land is distributed and people build houses at their own. Tech town society, model town society, Punjab employees housing society etc are few examples

    00:40 🏢 Equity crowdfunding allows direct investment in local businesses and buildings, altering power dynamics in construction and ownership.
    03:10 💰 Shift from local ownership to institutional control of real estate disconnected investors from the communities they live in.
    05:29 🤝 Initial challenges in democratizing investment from local residents due to regulations that restricted fundraising from non-accredited investors.
    07:46 📜 Regulatory changes, like the JOBS Act, paved the way for technology-enabled capital accessibility, similar to the impact of tech on other sectors like media.
    09:52 🌆 Communities gaining the power to shape their cities by investing locally, transforming urban landscapes and decision-making processes.

    #Jacob Wagschal I am truly impressed and sad at the same time haha. I thought about this a while back, so I decided to change my majors in school from architecture to real estate development. So part of me is like my hey that's my idea... But the other part is like great minds think alike! @Nick N

    crowd funding real estate really makes no difference. if the city doesn't want an apartment in a certain space, they will not allow it to be built. the key here is government connections.

    crowdfunding will not get rid of Wall Street. The people in charge of the major decisions that affect the country on a macro level will always make sure that the interests of the players in Wall Street are taken care of. That is, unfortunately, the system we have in place here in the U.S.

    Realtors are to blame for homelessness. Speculating should be against the law and realtors should have to have degrees with ethics laws. They should not be able to sell homes to investors instead of homebuyers and should not be able to set rents or home values.

      @ohhweeeee 5 ปีที่แล้ว +2

      Bernadette Kennedy Realtors don’t set rents and home prices, the market does. And value is based on more than just appraised value. It’s also location and over all supply and demand just like anything else sold in America.

      Kevin Bailey, Keller Williams Realty Falls Church. crowd funding is definitely not a scam. its hard to scale and so not really interesting to large investors. I love real estate and community development. I want to do more conventional real estate sales now. but this idea is something in might pursue after I get some experience.
