You can replace just the rubber boot. Six to eight dollars at Lowe's or Home Depot. Takes about 5 minutes and you don't need to disturb the shingles. Just slip the new boot down over the pipe and you're done. Just don't fall off the roof.

You are exactly correct! I had used Perma Boots in the past as a reasonable fix for torn rubber boots. Perma Boots are a good choice for the life of any roof, but cost 3 to 4 times the rubber seals only. They also do not require disturbing shingles. However, I just replaced all 5 rubber boots on my 4 year old roof using the slip-on type rubber seals. I confirmed that one was leaking slightly (watching a small water stream in the attic) during a very light rain! All of my jacks use the aluminum base and rubber seal. The Home Depot rubber seals were only about $7 each and I have no doubt that I'll get a few years out of them.

Hi. Thank you for your video. Which is the best vent pipe cap/cover to prevent critters or rodents from entering? We are having a mice/rat issue in our attic and there are no other suspected entry points.

I have this exact some issue. Do I call the plumber, or a roofer?
