My spouse and I are adding a variety of stocks/ETF to my present holdings for the long term, We've set aside $250k to start following inflation-indexed bonds and stocks of companies with solid cash flows, I believe it is a good time to capitalize on the market for long-term gains, but it wouldn't hurt to know means of actualizing short term profit.

Akshath , here is some math . In banglore North (devanahalli) near airport apartments at being sold at 6k per sqft . A normal agricultural land is being being sold at 1.5k- 2k based on the quantity you buy . After this you need DC conversion which might cost you max 500rs/sqft and then khata charges 500rs/sqft(I have overquoted the orices since there wil be other miscellaneous costs involved bribe etc)so this means 2k+1k =3k . Consider construction cost to be 2k/sqft which comes of to be a total of 5k . The profit margin is Atleast 20-30% for them if they have bought it at these prices(1.5-2k) , which they definitely wudnt have . They would have bought it much cheaper rates probably 5-10 years ago . Apartments in banglore are still a very good option as the prices are very sensible (most of the times) , which high tech crowd coming in the prefer less legal issues and headache which not only helps to rent it out easier but also liquidating is very easily . While owning villas/ plots in banglore have become euphoric apartments I still feel Is sensible compared to mumbai . I don’t say it might play well on a long run with water crisis n etc . But buy cheap(pre launch)sell high( can be done easily in this space in banglore at this point in time

Bonds have their inherant risks which everyine knows but they are considered safer than stocks...
Physical gold you can buy but there is a limit to buy gold in physical format... also there ia inherant risk of safeguardibg as welll...also you buy at higher than market rate +GST and when you sell.. sell at lower than market rate + GST...

I own Sovereign Gold Bonds (SGB) from 2020 - and they have a tracking error - means that there is a difference between the current market price of gold and the price of the SGB on the exchange.
In other words, the price of the SBG is 5-6% less than the ongoing/ current market price of gold.
It's better to buy Gold ETFs.

Working in Dubai for approx 5 years, so can give a realistic calculation as below
    Given:
    Monthly salary: 25,000 dirhams
Exchange rate: 1 US dollar = 3.67 dirhams (as of January 2022)
Expected average annual inflation rate: 2.5%
    Annual saving rate: 70%
    Annual salary in dollars = (25,000 dirhams/month) * 12 months/year / (3.67 dirhams/USD) ≈ $81,051.84
    Adjusted annual salary = $81,051.84 * (1 + 0.025) ≈ $83,204.38 (adjusted for inflation)
    Savings per year = $83,204.38 * 0.70 ≈ $58,242.07
    Years to save 1 million dollars = 1,000,000 / $58,242.07 ≈ 17.16 years
So, with an annual saving rate of 70%, it would take approximately 17.16 years to save 1 million dollars in Dubai, adjusting for inflation.
Assuming no changes in income or expenses as generally both go hand in hand here unless you switch the job.

@@Blah888 I believe that Santoshi Nakamoto(Creator of Bitcoin) realised in 2008 crisis that USD is a bad currency because US government has infinite money printing power. Akshat Sir has taught this concept in some of his videos in which he states that US dollar is not a good investment for future.
So, Santoshi Nakamoto wanted to make a currency which is not controlled by government and hence created Bitcoin or BTC. He believed that BTC can help solve this issue with USD. So, he made BTC in such a way that it can cover all the negatives of USD.
      The negatives of USD are:
      1. USD, is inflationary. Hence, BTC was made deflationary in nature.
      2. USD is Centralised (Controlled by Government). Hence, BTC was made to be Decentralised, again to solve the issue with USD.
      3. There is No real hard asset backing the USD. There should be equal amounts of gold reserves to the amount of USD printed. USD is a promissory note and technically speaking it is not a promise that government will fulfill . This concept was also explained by akshat sir in one of his recent tweets.
So, as a conclusion BTC was made to replace USD because USD had many flaws. So, BTC came in the picture. Santoshi Nakamoto made a very good attempt at making an alternative of BTC. But sorry to say, he failed. People now a days look at the above three points that I mentioned and invest in BTC thinking that it is revolutionary tech. But the truth is that the tech is more likely a failed tech.
This is why BTC is a FAILED TECH:
      1. BTC was made Deflationary in nature. People think that it is a good thing. But in reality it is not. Why would you use something that is deflationary in nature as a currency. lol it is not how things work.
      2. BTC was also made Decentralised. But Satoshi Nakamoto failed to distribute the supply of BTC evenly. Hence, BTC is NOT DECENTRALISED. I can explain this in detail if you want.
      3. There is no real asset that backs USD. Same is true for BTC. But, some people argue that BTC is backed by its Technology and it doesn’t need any physical asset. But as I said, the technology is a failed technology. Hence, BTC, is not backed by anything.
      4. For BTC to become a currency, it needs to have low costs of transactions. Again, that is complete opposite. I can use UPI or CASH with 0 fees. (Now people can argue that we are paying fees in terms of inflation), but I can explain this in detail.
      5. For BTC to become a currency, it needs to process millions of transactions per second. But it only can process 7 transactions per second. Highest TPS that a crypto can generate is 1lakh. Which is still very less. Something like VISA and MASTERCARD have a TPS of 3lakh to 4 lakh EACH.
      6. BTC uses a lot of electricity for computing transactions.
You can put your points also if you feel some of my points are wrong.
Note: THIS IS NOT A HATE COMMENT FOR SIR. I JUST WANT TO SHARE MY PERSPECTIVE. WHATEVER I HAVE LEARNT IS FROM AKSHAT SIR ONLY AND I RESPECT HIM.

Okay so I’ll try to explain it. The explanation is bit long.
So, Satoshi Nakamoto (creator of BTC) realised in 2008 crisis the fact that USD is useless now. He realised it way before in 2008. We are realising it now. Akshat sir had made a video about how Excess money printing in US has made USD a bad asset. This is a very big issue and a lot of people are worried about it. And people believe that BTC can solve this issue. But it is not true. BTC IS NOWHERE CLOSE TO BECOMING A CURRENCY. IT HAS MANY FLAWS.
So, Satoshi Nakamoto realised this issue way back in 2008 and launched BTC in 2009. He thought that BTC can solve this issue and he made BTC in such a way that it solves all the issues of USD.
      Top issues with USD are:
      1. It is centralised. Hence, BTC was made decentralised.
      2. It was Inflationary. Hence, BTC was made deflationary.
      3. USD is not backed by real hard assets. It was upto a point but now it is not. There is more money in circulation than Gold reserves. USD is a promissory note and government is likely to default on uts promise. (This is also explained by Akshat sir in one of his recent tweets).
So, what i want to say is that Despite BTC being a very good invention it failed. I think of BTC as a prototype that failed. Experiments fail it is not a big issue. What is issue is the fact that people thinking the failed experiment is not failed and invest in it. It failed because of many reasons.
      1. BTC is deflationary. People think that this is good for BTC. Because USD is inflationary. But no, a currency can never be deflationary. Because it doesn’t encourage any spending. This is basic logic. (I can explain more if you want)
      2. BTC is NOT DECENTRALISED. People feel that BTC is Decentralised. But reality is something else. Like any stock, price of BTC is controlled by big investors. Out of 21million BTC more than 90% are owned by big players and 10% by general public. A currency cannot work this way. Imagine if a few big people had all the ₹ in circulation in india. That is not good.
      3. BTC was made to be a currency, but it can only process 7 transactions per second. This is very very very low compared to our needs. There are millions of transactions happening per second. Even the highest cryptocurrency made till date only has a maximum TPS of 1,00,000. Something like VISA and MASTERCARD have a TPS of 3-4,00,000 each. If crypto wants to become a currency it need to have a TPS of more millions. And the tech is no where close to it. The Solana networks which is said to handle 70,000 TPS crashes when there are more than 4000-5000 TPS happening.
      4. High time for payment processing. A BTC transaction needs 5min to process. That’s too much time. UPI takes only seconds. Would you wait at a grocery shop for 5 mins to buy a pack of ₹10 chips. Lol.
      5. High transaction fees. A currency first of all should have 0 or minimal transaction fees. Like UPI. BTC has a huge transaction fee. I recently read a meme about ETH gas fees. Where a person ends up paying 75$ for a 5$ burger because of gas fees. Is this viable as a currency.
      6. All the advantages of BTC mentioned above are not actually advantages as i explained in points 1&2. So, BTC IS Technically useless. There is no real benefit of BTC.
      7. People say that BTC is backed by Technology. Blockchain technology. But as I explained the technology is failed technology. So, it is useless (in its current form, can become useful if more innovations are made to this tech in future).
If you have counters to any point or think differently views please share. Do not take this as a hate comment it is just a healthy discussion.

If Bitcoin gets some value, it has to come from , it's recognition as a currency for trading goods and services. That too is bleak. Even if becomes an intnl currency, it would be akin to buying US Dollars.
So it is like trading currency.
Then tading or investing in currency is for big players and yield is less than goods and services industry.

I am sure they will keep living cost high and even if the whole war finally gets to an end that still doesnt fix anything for us. Everything is perfect and convincing. However, I see little discouragement towards SGBs. They are of course paper assets like stocks and demands trust of the nation. The additional 2.5% interest on SGBs from amount invested can make it lucrative and helps in diversification of the assets and perhaps a good regular cashflow if huge amount is invested. So from my point of view, SGBs are quite good to benefit from increasing gold prices . Thanks

I am working in Abu dhabi. If you want to earn 7 cr in UAE avg years required to earn if you are single earner without kid in UAE= 35 years.
Same in India will be around 70 years..
Here I have not considered yearly investment is compounding at 12% because inflation will also be there. ( considered 0 cagr) just for comparison. So in UAE you will take half of the years required to earn 7 cr ( mostly coz of tax free income)
If you start investing this money from the first salary in nifty50 and nifty150 index you can get to 7 cr in much much less time if you work in UaE.
