Thanks for good content to refer back to. I just wanted to mention there was a lot of echo in the audio, so I had trouble hearing what you were saying a few times briefly. I checked the transcript but still wasn't quite clear. Also, you were talking really fast at certain points, especially in the last 3 minutes. Could you clarify what you were referring to about having 1 or 2 screens for guests? Are you referring to partitions in a room for an office? Thanks in advance.
I have August lock. I like it but the wifi chews up the battery. I use it very little and have to replace about every month and half. This is for the newest 4th gen lock.
Interesting. We just bought a Kwikset and have been happy, but I know other locks have had batteries die enough that I started to tell the tenants it would be on them to replace it when it started to beep.. and they would have to pay the lock change if it died.
Thanks for watching!! This is the new lock I've been using and liking a lot. www.amazon.com/Kwikset-99380-001-Electronic-Deadbolt-Featuring/dp/B081FYJ6G8/ref=sr_1_6?crid=3L9D6SQDOVY5O&keywords=kwikset+keyless+entry+halo&qid=1669659797&sprefix=kwikset+keyless+entry+halo%2Caps%2C125&sr=8-6
I think that's a great idea! I think people (both hosts and guests) don't want to see each other in the bathroom/kitchen, but they don't mind running into each other in the yard or driveway.
I have converted my home and am trying to purchase a condo. I have noticed that in my area, they have a 6 month minimum rental term. I really need a condo, since in my area, flooding is an issue and single family homes are very expensive. How do I find remote workers with longer term contracts?
Errr. I would probably keep my focus on condos with shorter requirements. You could call each HOA and see if there's any that have this, then ask your local realtor to set up a search for that property. I can't advise you to find nurses with longer contracts. While many of them renew, I think asking for 6+ mos upfront will be an issue.
Okay.. take this for what it is, but a hot tub seller claims Airbnb says you can make up to $39/night more on your listing with a hot tub, which I happen to know is a very popular feature in Colo Spgs. I would think a pool in Austin might have a similar markup. aqualivingstores.com/blog/how-hot-tubs-make-more-money-for-your-airbnb/
Atlantic beach in Jacksonville florida requires rentals to be 90+ days. Think it’s still a good mid-term opportunity? It’s 6 blocks from the beach line and close to medical hospitals/buildings.
Thank you for this question! Usually, I state that I wouldn't buy in an HOA that has a 90+ day restriction but would be comfortable with a 60 day restriction. That said, you might ask around at an RE meetup and see if anyone else is doing furnished rentals and how long the usual stay is. FF quotes that the average stay is 90 days, but you may have more vacancies with that limitation.
@@midtermrentalconsulting thank you for the response! It’s actually a city regulation, I’m hard against buying in HOAs. I will see if there is a real estate group in my local areas
Furnish finder seems sketchy to me. There are a few fees besides the initial $99 to list. $79 each room, $75 for a verified owner badge so you “get more views”. Each video I see comparing FF and Airbnb seem to have fake profiles talking up FF. Same info, different wordage. I’m not sure about that platform.
Hmm. It is $99 per unit but maybe $75/room if you are doing rent by the room. I'm fine we that as they need to pay their bills. I know people have some frustrations with FF but people also are frustrated with Airbnb. Really just depends on your preference.
We had used Safeco and now we are using Travelers. I think most major insurance companies offer these products, but you have to ask/make sure they know what you are doing.
That's a good question. I use different prices on different sites. If someone found this/asked me about it, I would give them the lowest price they found.
Hi Erin and I've probably watched half of your videos thanks so much for sharing your knowledge! Quick question. I have 6 STR's and often get 30-90 day stays but want to focus on Mid Term Stays. How do you keep a 90 day block open for a booking without blocking your calendar for short term stays and loosing money while waiting for that Mid term stay? Thanks so much for your time.
Hey- just made a video on this. If you commit to MTRs, then I don't take anything that isn't immediate. In other words- I would not take a 90 day stay that's two months out. I only take them if they are immediate after my current lease ends.
@@midtermrentalconsulting Awesome thanks so much for your reply. So that means I should keep the bookings coming in on the STR's not to loose money then use FF to solicit to potential Mid Term Stays

Laws changing in New Orleans on STR, will definitely consider this option. Thank you so much.
Good luck!
Schlage also makes smart locks that may be synced with your hosting software. Hosts enjoy using the last 4 of the Guest's cell as the code.
Do you use a Schalge? And do you like it?
I do! However, I still have an older model. Until it corrodes out, I am not going to upgrade. LOL
Very valuable content. Thank you so much Erin

Great content. Thank you for taking the time to share with all of us
Thanks!

Thank you for this!

What do you think of granny flats as medium term rentals? So we would share a backyard and it’s a work in progress..

Just discovered your channel. Just subbed ... Good content Erin!

What kitchen appliances are you going with fir MTR?
I think an instapot, toaster over and coffee maker are all must haves for the rental.

Awe!! Thank you for taking time out to let me know!
Schlage locks now offer all the stuff you mentioned with the other smart locks..probably a year too late with this info but hope it helps :)
Thank you for watching! Yes, the Schlage Encode system now works with Airbnb. Yale and August will soon have products like that too.
What kind of premium do you think a pool fetches on a monthly furnished rental? We are in Austin TX

Thank you for watching! I have them pay me via Venmo.

We are renting our primary residence. Is my homeowners insurance enough?
I don't know. I recommend checking with your insurance.
