The other problem with high housing costs is money laundering and hedge funds. There are entire streets in some of our biggest cities of empty homes and condos because they are owned by people who don't live in the country or are owned by hedge fund companies to push housing prices up. Remember we are being told we will own nothing and be happy because we'll have to rent everything from our homes to our furniture etc. from the government or a company.

Back in the 60's my parents purchased a property in the outskirts of the city. They also purchased a kit to build a home with a walkout basement. That home is still standing today. My father built the house by assembling the parts. Today there are so many regulations about what you can build, where you can build it, and how you can build it, and who gets to build it.
Yes... this is a huge problem... and the city inspectors and permit issuers are not even engineers. They pick these people off the street and "train" them to look for a checklist and pay them 24$ an hour. Contractors exploit these steps and charge thousands to help people navigate the bureaucracy that is in place.

what did he mean by making houses without (disconnected) land ownership? Sounds like the great reset terminology of owning nothing and being happy. You have a house you can live in but you otherwise don't own the property.
A used shipping container costs about $8000. 8'x40' or 320 sq ft and an 8ft ceiling. Not to mention that they are stackable, so adding a couple more would easily give enough room for about 5 people to live in for under $30,000, and it would only need a small amount of lumber, IF you want drywall, which would only be needed for cosmetic reasons, because bare insulation would look tacky. Buy land in a rural area and there will likely be enough trees on the property to make all the lumber you would need. You can also have a garden on top to grow your own produce, and you could have angled solar panels above that to provide all the electricity you would need. Car batteries could store the extra electricity you would need for night time, and a gas generator could be used if you require a bit more, unless you live next to a stream .Then you could use that to run your generator instead. Paint the container black so it can stay warmer in the winter. Cover it with a clear, uv protective paint and it should be able resistant to corrosion from the weather. Then Hang some angled nets from the sides of it to grow vines in the summer to provide shade for cooling. Off grid living is the way of a clean future. We need to bring jobs back to Canada that would allow people to work from home. With Starlink internet, working at home from a rural area is way more feasible than it used to be.

To expand, we have lots of land geographically, but what is scarce is "serviced land" ie. roads, sewage, utilities... etc. Part of that is to control urban sprawl, diminishing farmland, protect environment/wildlife... etc. Still, developers/builders are also in it for the money, so without minimum standard building codes, they will and have cut corners to maximize revenue. Excessive home prices is a compound problem with multiple factors. Sadly we need solutions sooner rather than later.
So his suggestion for a "new idea" is basically a trailer park where you can own the home but not the land it is on? The cost of running city; water, sewer, electrical, gas, and not to mention the expenses with respects to zoning, rezoning, environmental impact studies, and legalities surrounding property ownership are a huge part in property costs. Whole sale on wood has come down , retail will come down soon. Wood has to come down, there are several competetors, like concrete filled forms, and we are Canada. The only thing we have is wood. It doesnt make sense that concrete homes would be cheaper than wood in Canada.
Foam block concrete homes are worth looking into. Great insulation, easy to put up, super strong, quiet, as fire goes they are resistant to fire. That type of building with a metal roof should be enough protection and will last many lifetimes.

There is the foam insulation that exceeds wood building insulation, there is alot of rebar embeded in the concrete for strength, there is concrete for sound insulation and strength. Then finish it off with a layer of stucco. It makes a good building that is fire resistant.

I know someone who bought a new construction home and the builder tried to buy it back 6 months later for $100k more than he sold it for! Before it was even built!
Most of us started out with a small apartment or small older home. Not everyone can have a backyard right away. We need to start building away from the urban areas. With interest rates so low people are getting way over there head in debt by buying to large homes in the city. There will be a big problem down the road and we all will pay.
that small older home is now a million plus in many places. even small rural towns you'll rarely find anything less then $600k because people from the big cities are selling their multi million dollar shacks and moving to those small towns.
Oh a couple years ago I could have afforded some land on a modest income and built a small dwelling to get going but you can’t do a tiny home because of bylaws, saving hard but market almost doubled in the following three years. Thanks Ontario for the first time homebuyer credit that isnt enough to add to buy anything and which you can’t get if you actually save half the amount you need for a downpayment. Really smart.

Families and owning a home are at the top of the list for so many Canadians. We need jobs and small government that does not erode our income with runaway taxes.
As much as I like watching Mr. Pollievre grill Liberals on the WE scandal, this idea that Canadians have a "football-field" worth of distance between us based on population is disingenuous at best. The fact is that most of the land that is included in that notion is far to the North where there are no roads, no infrastructure, no Internet and no desire (outside of cottagers) to live there. There is a reason the overwhelming majority of Canadians live within 100KM of the U.S. border and it's not for love of Cheeze Whiz. People in urban areas need to live in high-rise buildings because municipalities are completely unable to maintain large cities with the tax base from single-family homes. There just isn't enough income and far too much infrastructure to manage.
The type of home matters though. As the pandemic has shown, no one wants to live in a condo anymore. Come buy my condo, its very affordable right now. What you live in, where it's located and how you want to use it ia what drives the cost. 70% of our land is better used to grow food.
Rural Saskatchewan still have very affordable housing. If nothing else Covid has shown that you don't need to be in an office cubical to be productive. Those who can should seriously consider more rural areas
Ummm... This is very misleading.. I worked at Rona in the custom homes department.. We dealt with builders who built custom homes.. I will tell you right now.. All of them are scammers.. A 1500sq foot home fully built and move-in ready will cost you $130,000 in materials. However for some reason that same home cost $700,000 to purchase.
It's a geographical problem. Most of the land in Canada is not habitable. That being recognized we don't build according to that fact. We build according to the picture on the Post Card. We copy Everything in this Country without any regards towards the geography. Real Estate is a business. That's the root of the housing crisis. Restricted supply means constantly higher prices.

I might hope to testify about this too. We went through a whole lot of this, I know what he is saying. We looked at a way to produce homes in Canada for shockingly low prices. This may sound shocking but i swear to you: 'objectively' there is no good reason why we couldn't add 50,000 homes in (example) The Lower Mainland in BC. Better. Not 'trailer parks' but improve beauty, modernize. IT WILL NOT HAPPEN. Yes... this is a huge problem... and the city inspectors and permit issuers are not even engineers. They pick these people off the street and "train" them to look for a checklist and pay them 24$ an hour. Contractors exploit these steps and charge thousands to help people navigate the bureaucracy that is in place.

$80/hour for an electrician doesnt help. Shortage of trades? No. I tried to become an electrician but the unions lobby the government to limit the number of tradesmen to keep their wages sky high. Ive done roofing and now i have to pay someone to mechanically load the bundles shingles on to the roof because its no longer safe to carry them up a ladder.

A used shipping container costs about $8000. 8'x40' or 320 sq ft and an 8ft ceiling. Not to mention that they are stackable, so adding a couple more would easily give enough room for about 5 people to live in for under $30,000, and it would only need a small amount of lumber, IF you want drywall, which would only be needed for cosmetic reasons, because bare insulation would look tacky. Buy land in a rural area and there will likely be enough trees on the property to make all the lumber you would need. You can also have a garden on top to grow your own produce, and you could have angled solar panels above that to provide all the electricity you would need. Car batteries could store the extra electricity you would need for night time, and a gas generator could be used if you require a bit more, unless you live next to a stream .Then you could use that to run your generator instead. Paint the container black so it can stay warmer in the winter. Cover it with a clear, uv protective paint and it should be able resistant to corrosion from the weather. Then Hang some angled nets from the sides of it to grow vines in the summer to provide shade for cooling. Off grid living is the way of a clean future. We need to bring jobs back to Canada that would allow people to work from home. With Starlink internet, working at home from a rural area is way more feasible than it used to be.

Nice... people who know what they're talking about. To expand, we have lots of land geographically, but what is scarce is "serviced land" ie. roads, sewage, utilities... etc. Part of that is to control urban sprawl, diminishing farmland, protect environment/wildlife... etc. Still, developers/builders are also in it for the money, so without minimum standard building codes, they will and have cut corners to maximize revenue. Excessive home prices is a compound problem with multiple factors. Sadly we need solutions sooner rather than later.
I watched a video last week where they 3D printed a neighborhood in 7 days. This is the future of building dwellings.
So his suggestion for a "new idea" is basically a trailer park where you can own the home but not the land it is on? The cost of running city; water, sewer, electrical, gas, and not to mention the expenses with respects to zoning, rezoning, environmental impact studies, and legalities surrounding property ownership are a huge part in property costs. Foam block concrete homes are worth looking into. Great insulation, easy to put up, super strong, quiet, as fire goes they are resistant to fire. That type of building with a metal roof should be enough protection and will last many lifetimes.

There is the foam insulation that exceeds wood building insulation, there is alot of rebar embeded in the concrete for strength, there is concrete for sound insulation and strength. Then finish it off with a layer of stucco. It makes a good building that is fire resistant.

Reason being that price of wood went up is very simple, yes we have lots of lumber, but a vast number of mills we had producing construction lumber have shut down, so our governments figure it’s better we sell the raw lumber to our southern neighbours and then, once they have milled it, and put their people to work, we buy it back at top dollar, USD plus middle man markup, plus retailers profit, and all other taxes attached to it… ITS FU%$&N ridiculous and insane.

land isn't really an issue. we need to open the door for tiny comes across the country. so many provinces and even tiny municipalities have arbitrary bylaws preventing them. minimum lot sizes, minimum home sizes etc all just block any sort of truly affording housing.
Remove the bylaws! ... they are there to keep insurance companies rich... not to reasonably protect Canadians.

I know someone who bought a new construction home and the builder tried to buy it back 6 months later for $100k more than he sold it for! Before it was even built!
Most of us started out with a small apartment or small older home. Not everyone can have a backyard right away. We need to start building away from the urban areas. With interest rates so low people are getting way over there head in debt by buying to large homes in the city. There will be a big problem down the road and we all will pay.
that small older home is now a million plus in many places. even small rural towns you'll rarely find anything less then $600k because people from the big cities are selling their multi million dollar shacks and moving to those small towns.
Oh a couple years ago I could have afforded some land on a modest income and built a small dwelling to get going but you can’t do a tiny home because of bylaws, saving hard but market almost doubled in the following three years. Thanks Ontario for the first time homebuyer credit that isnt enough to add to buy anything and which you can’t get if you actually save half the amount you need for a downpayment. Really smart.

All banks should shut down all lines of credit and greatly reduce amount available on credit cards. We have to go back to "sacrifice" and live within our means. Too much Credit is the problem for people with new cars, homes, designer clothes. Get back to basics....water, food and fuel.

As much as I like watching Mr. Pollievre grill Liberals on the WE scandal, this idea that Canadians have a "football-field" worth of distance between us based on population is disingenuous at best. The fact is that most of the land that is included in that notion is far to the North where there are no roads, no infrastructure, no Internet and no desire (outside of cottagers) to live there. There is a reason the overwhelming majority of Canadians live within 100KM of the U.S. border and it's not for love of Cheeze Whiz. People in urban areas need to live in high-rise buildings because municipalities are completely unable to maintain large cities with the tax base from single-family homes. There just isn't enough income and far too much infrastructure to manage.

The type of home matters though. As the pandemic has shown, no one wants to live in a condo anymore. Come buy my condo, its very affordable right now. What you live in, where it's located and how you want to use it ia what drives the cost. 70% of our land is better used to grow food.

Ummm... This is very misleading.. I worked at Rona in the custom homes department.. We dealt with builders who built custom homes.. I will tell you right now.. All of them are scammers.. A 1500sq foot home fully built and move-in ready will cost you $130,000 in materials. However for some reason that same home cost $700,000 to purchase.

I might hope to testify about this too. We went through a whole lot of this, I know what he is saying. We looked at a way to produce homes in Canada for shockingly low prices. One idea was funding it all through "gofundme" types of campaigns. This may sound shocking but i swear to you: 'objectively' there is no good reason why we couldn't add 50,000 homes in (example) The Lower Mainland in BC. Better. Not 'trailer parks' but improve beauty, modernize. IT WILL NOT HAPPEN. There is no way in hell we could get past the 1st layers of municipalities who only heard "Someone is trying to hurt us!!!" and its just not going to happen.
Unfortunately due to the nature of my career I live in Victoria where the cost of houses are insane. But unlike Ontario, this is an island and land is limited and thus expensive as well. Which only means I'll probably be a renter for life unless something drastic changes.
