the problem is new homes "sittin on the market" are still too expensive( from 450's) and not built very well. The older homes ( good bones) are now the favorite's , being cheaper , but some need lots of updating, or a lot of modernizing. but still preferred by first timers or small rental investors , at least around here (moore county NC).
The new construction industry are starting to see big price cut or a “reality check” as I call it. The last few I’ve viewed have had terrible lots. I’m assuming just because the builder got the land cheap but my buyer weren’t going to settle just because it’s new. Your right about older homes. If they are a reasonable price they normally need updates. I personally would rather have a house with good bones that need updates rather than a older home that’s been flipped and I no know where they cut corners. I always say the best time to buy a house that’s been flipped is the second buyer. That way the first buyer found and had to deal with all the problems where the flipper cheaper out.
