    DavidDaw here. We just watched your video and are under contract for a Palazzio home at TM Esplanade. We were unaware of Telero and wish we had taken a look. But we are not displeased with TM as we prefer their home styles over all the others. Del Webb look bland, but I guess we like the TM homes better. We were also interested in the Valencia communites, but after your analysis, we are glad we are where we are, but wished we had visited Telero. Thanks. Great job!

    Just spent almost 70 K for hurricane windows just south a couple countys.
    Its no joke , try to get them in your new home.
    I love everything about PSL , just trying to convince my Wife. She thinks we'll be in the Bonnie's.

    what is the difference between a villa and a townhouse? same thing?

      A Villa is two one story , sometimes two story. Townhomes are sometimes two together but always two story and usually 5 to 10 homes together. Some have garages some don't. The villas is PSL in the 55 and over have 2 car garages. Hope that answers your question. Reach out if you have more.

    I would look for DP 50 for the Impact Windows Lee!
    Wouldn't care about the price since this will be my last stand like at the Alamo :)

    Can you spell Mandeme? I'm sorry you kept boasting about it so I take it for your word. I'll check it out Telaro in Port St Lucie you recommend is the best?
    Is there a waiting list, if so how much? Do you think the prices will come down a little due to inflation and higher interest rates? Some builders are asking for a lot upfront, Crazy!

      No waiting list, I don't see prices coming down because most of the people buying are cash or big down payments. Prices go up everytime they release a new list of home. If you pick a spec home it will be ready in 2 to 4 months and a to be built 10 months. They ask for 10% down once you sign the contract. Here is the link for the community.     Lee, thank you for the detailed videos - very informative! I thought all houses built after 2006 must have "hurricane impact" windows, but the ones at Esplanade only have them on the front windows. Am I correct? Thank you.

      The home must have hurrican protection but not windows. With that said windows are much nicer. Esplande dose now have impact glass on all windows. Feel free to reach out and I can give you an update. lee@brickeyteam.com

    Moving into Esplanade in about 2 months. I hear you about the impact glass...I think it's a detriment to the homes. But big picture, I think it will be a really nice community when all is said and done. We bought the Pallazio model, which we were blown away by the model. Hoping patience is a virtue, since I know it will be awhile before the community really rounds into shape.

      That's a beautiful home. You can put according shutters on. And put a big one accross the lanai this way if a hurricane comes you just close it with all your pool furniture and plants on the lanai.

    Good video just a couple notes, Telaro at tradition
    Port St. Lucie is a privately owned Canadian company & the HOA fees at Riverland includes security system as well.

      Yes. Mattamy owes Tradition. They bought it years ago. They plan to turn it into a city. GL bought Riverland from them. So you do not get the Tradition HOA. All your hoa is with Riverland.

    Re Riverland, the turn time from contract to close is 13-14 months. This information is based on information from about 10 people who just bought into Valencia Walk, so it is current and accurate. It is NOT a 2-year wait!

      I realize that that is what is being told to new buyers. I know they are working to decrease build times since I made this video, but I have sold several homes in Riverland, and they keep pushing my clients out. So I hope that is the case, but I would be cautious. They just sold 96 homes on a lottery, and they are saying it will be 15 months build time. With that said, they are not having another lottery for another 2 months. Like I say in the video. Great community but very difficult for buyers to navigate and they are they only community in Tradition still on a lottery.

      They vary from $0 to $1500. But you will pay for it no matter what, communities bake it in somewhere.

    Great info Lee. I love the amenities of Riverland. I’m curious why you think it’s been “oversold” since the 1st 2 phases were sold out and the 3rd is having a lottery that is well oversubscribed. Seems like plenty of interest.

      There is plenty of interest but if your buying a home and waiting 2 years for it to be built, unless you are cash , with rates climbing you may effect your abilty to purchase when you can close. I am already seeing it happening now with clients and buyers reaching out to Brent my lender. Thats why I say oversold. But if your ok wating 2 years, I agree its amazing.

      Agree with issue on rates. Wouldn’t that apply to all the communities or is there something unique to Riverland that makes the issue more onerous?

      They are the only community 2 years out for a home being built. Other than that. Great community.

    Nice work! What about Del Webb only using asphalt roofs from what I read? Curious how some of the Telaro models will handle hurricane winds as some look like they will create a lot of lift. Most homes in the area have essentially mansard roofs which should do well in high winds.

      The best roof for hurricane is metal. Then asphalt shingle then flat tile. Hope that helps. I think the flat tile looks the best. But it's preference. 😄

      @@LeeBrickeytv I agree with metal being the best but the large tract builders don't seem to use in the area. I have to disagree about asphalt shingles being better than concrete tile in handling 100+ winds. Plus asphalt doesn't seem to last long in the strong Florida sun and attic temperatures are often higher with asphalt. Do any of he builders offer HVAC insulation beyond the Florida building code?

      Pulte Divosta Taylor Morison, Mattamy and kolter are using foam insulation and low e impact glass.

      @@LeeBrickeytv They are applying foam to the roof rafters so that the attic doesn't get too warm or just using foam insulation all around in general. High attic temperatures are a problem in many Florida homes and HVAC ducts generally run in them.

      @@viadharmawheel Attic also, It's amazing how cool the garages stay. Also, the HVAC system pulls in fresh air and no harmful chemicals used in any of the building materials like calk, paint or carpet.
