    Thank you for your service to the Nation. glad to see retired defense personnel doing well for themselves and their family to afford such a place to. the place is nice. the apartment is awesome for a family of 4 but the rent is very high for other middle class persons to afford. would rather live in Thane and pay EMI's for similar apartment and be done in 20 years.

      salute to officer for his service, but sad part is, I don't think retired officer can afford such homes , pension are half of the salary , also note he didn't completed service, so definitely he is doing another job in Civil, or may be his wife is working.

      @@tamals22 retired from Defense does not mean he is not working. He is in a civilian job and is able to pay rent from that. Private security is a vety lucerative field and HNI pays a lot to their trusted aids.

      @@vipinsajwan2532 Yup that is correct, my dad is a veteran Commodore in the Indian Navy and at the age of 55 he is about to retire now.
      But the best part is he already did our family's financial planning and after staying in a 3 bhk in bengaluru for a price of about 1 lakh a month including maintenance for like close to 3 years when he was in service,
      Over the course of 5 years he invested in a project called "Total Environment Bengaluru" and bought a 3 bhk there for the family for like 3 to 4 crore rupees so that his post retirement life is stress free. As he mostly wont be working like Mr Hussain in the above video. So everyone has his own plan.

    Mumbai real estate is increasingly becoming unaffordable for the Middle Class. The High per-square feet price, exorbitant amenity charges (ajmera, lodha buildings have around maintenance charge which is 30%-35% of monthly rent), and stagnant increase in the price of real estate because the builder already sold you at such a steep price that your apartment price is going to remain flat.
    Moreover, in the eastern part of Mumbai (Wadala, Chembur, Sion) so many new constructions are coming up which is going to a) hurt the buyers as price of their apartments are not going to increase because a buyer will prefer a newly constructed apartment and b) the builders are ensuring that the supply of new apartments is steady and slow so as not to overflood the market with high inventory which can drive down the price.
    That's the reason you see lodha and ajmera buildings have a high proportion of tenants living because the owners are most HNIs, NRIs and NOT the middle class because of affordability challenges.

      come to tier 2 cities like bhopal, vadodara, jaipur. You can buy a gated community apartment / villa for 60 lakh rs with good gym, pool, amenties, etc.
      Why live in slum city mumbai ??

    Vishal one thing u can do as a gesture of respect/acknowledgement to tenants , is to get ur shoes off if the tenant themselves are not wearing shoes inside the house. Also more hygienic...

    Please remove your shoes, when you enter someone's home, it's basic etiquette 🙏Especially when they themselves are bare feet, and you come in walking through all the shitty roads of Mumbai and walk into every corner of their home. Kudos to another great episode, and good content.

      @@user-js3ee5qv6g I remember that episode! Although she was quite direct, she should not have been put in the position of having to ask. Most guests would be considerate enough to sense what is the norm in the host's house and act accordingly.

    Mostly one sees stereotypes when it comes to defence, but this is different. Though, still familiar, and typical unassuming Navy. However, builders - why for God’s sake palms? We aren’t a desert and there are lots of trees that are tall, have short canopies e.g. Silver Oaks.

    Imagine paying almost a lakh per month as rent and yet the courier boy can have a peek to check what you are having for lunch. Upper end professional jobs seriously need to move out of overcrowded cities to smaller towns and even villages.

    It’s Mithi river which has become as such due
    to overpopulation in Mumbai and negligence of people regarding civic sense,don’t call it nalla. Once it was flowing with clean water as it originates from Powai lake .

      Every river/nalla you see in Mumbai is not Mithi river. Mithi river flows from Powai to the west and meets Arabian sea between Bandra and Mahim.

      Delhi doesnt have these renowned builders also due to airport restriction and being in Zone-4 for earthquakes , high rise apartment are not seen. Noida and gazibad have lofty apartments.

      @@rahulj8724 He is a zonal head of security - General Manager with Adani group .. He is also a doctoral student and has an executive mba from IIM -Ahmedabad . So yes he is doing pretty well professionally to afford the apartment. Source - LinkedIn

      Buying is good for tier 2-3, under construction in tier 1 (depend upon bulider reputation) . If your rental yield is less than bank interest , you lose business if property rate doesn't up bec inflation is killing your wealth .
