ha...thanks. I receive the compliment. I went to South Africa and they just stared at me like I was from another planet. Mind you this is the english and dutch people in S.A., who still have quite a bit of the english dutch accents now hundreds of years later. They were so perplexed as to what may name was. I realized I had to do my best version of an english accent and pronounce my name in a monosyllabic form to be recognized. HA! Welcome to the American South my friend. it takes more syllables and 3x the time to say anything. :-)

Question: why was the second parking lot that was just down the block from the successful parking lot empty? At two and three dollars A day I would assume that the lot would be packed. Especially since location really isn’t the issue because there were plenty of people parked in the lot just up the block. What was wrong with that lot?
great question. Reality is location matters and you have to know your city. Yes, $2 a day should draw traffic but this lot is in Memphis TN where the downtown is not thriving. Add to that it was just off the beaten path enough to be obscure. Research and knowing if people are parking there is critical

They missed the location. Just too far down the wrong side street. A few hundred yards in the wrong direction can kill a lot. People park for convenience typically, not price.

Anytime a deal is advertised publicly it’s harder to make a margin. If you want to find a good deal, do exactly what he is doing, visit the parking facility, calculate the value, and make an offer directly. Alternatively, you could also identify existing parking facilities with high occupancy rates and then survey the surrounding area and find a new location to set-up a parking facility.
