Hi Angela, really useful info and advice. Note: (6m) independent or solo house cleaners do have back up cleaners in case they get sick, if they take care of more than one property or for a variety of reasons. They usually hate to let their clients down....

Some outdated info here. There is no need to actually meet the renters. Everything can be done electronically. Hire a cleaning service that is familiar with cleaning short term rentals. They will know to restock various supplies in the home and get it ready for the guests. Hiring a management company might make sense if you really expand and your profits justify the added expense.

@Broken Stacker question… for properties in areas outside of a one hour response time, When applying for a short term rental license who do you list as your agent that would be available to arrive at the property within that timeframe? Do you pay your cleaners a flat fee for emergency response calls? If so what is that fee?

The property management company or Airbnb charges a fee to guests for cleaning. It's called a passthrough fee. Part of that fee pays for cleaning and restocking and linen service. Those fees are negotiable. Speak with the person hiring you to find a fair price that you both can live with.
