What was your plan when you had 3 units that you posted? If you didn't get dates booked?
Honestly, not getting booked wasnât an option in my head! I did my due diligence with market research & deal analysis I was confident it was going to be successful!

Don't understand why you haggle over the cleaners. They are already on low wages, YET this is the most important part of AirBnB - dirty apartment, unsatisfied customers. You need to pay higher for cleaners to get them to come and do a good job. Good cleaners are hard to find, harder to keep, and even harder to be consistent. Find a good team, pay them well and you will have better results
You make a great point about the importance of quality cleaners in the AirBnB business.
I think you can do both. We pay $20 a clean for a studio and $25 for 1 bed and are very happy with our cleaners

Apartments donât usually require that. They normally have a way smaller deposit + an application & admin fee

Yes I hired both movers & handymen! I fly into each state for staging, while Iâm there I hire an on ground team and then leave after the unit is complete!

Negotiation
A more useful answer is that the landlords are in a weak position with no possibility of renting out so many units and you use that to negotiate. Look for properties that have been sitting around and the owners are somewhat desperate.
I thought theres a 90 day stipulation on the amount of times you can airbnb your leased apartment? According to airbnbs own curated list of airbnb friendly apartments, theres only a handful in Austin who even allow it and they cap it 90 days. Do they just not enforce this? Which place in south lamar is allowing this? Lol
Also she mentioned she has the apartment maintenance guy 'come within 10 minutes' to fix issues. Youd be hard pressed to find an apartment maintence handymen who jump to your rescue to service things.. is she paying him on the side or....? Usually they are inundated with so many requests from tenants already, i cant imagine them letting you cut the 20 work orders in queue ahead of yours to go rush to your airbnb customers..? Lol what
Also when you factor in taxes, apartment cut, airbnb cut, cleaning team cut, staff cut, im confused about how this is generating 225k in profit? Seems off
$225,000 / 20 properties is $11,000 per property per year which is about $1000 profit per apartment.
Itâs very reasonable.
