Do you see reddish marks at the base of the leaf close to the core? Those are microscopic mite bite wounds, when you water your plants they become entry points for rot. Its never the watering, short leaf trifasciatas are underdeveloped mutations of trifasciatas with cores so soft and favorite spot of mites. If you come up with other Sansevieria species which are more sturdy you'll understand what I mean.
