    I haven't heard so much sense in a very long time. There is no waste here. This is quality, straight to the point , no nonsense. This is high end meat, not mechanically separated chicken like most silly talks on TH-cam. Thankyou so much. I cannot understand why people are not so kind to jews, they are the funniest, most generous, smartest, most compassionate and just so people in the world. I went to school with jews in Glasgow ( uk), I live with a jewish lady in Childs hill ( Golders Green) London and looking back, only good stuff. Iain W, glasgow, xxxx

      Yes, then you hit 50 years old way sooner than you think with a 50 year old heart, and lungs, and liver, and kidneys and so on and so forth. It’s way later than we think folks.

    WOW for a channel with only 10k you make a supremely high quality podcast from the equipment, to the guests, to your ability to truly let the guests shine and get their wisdom and thoughts out before asserting your own views or questions. Just great work all around, I can tell you will be a big channel if you keep evolving and staying consistent. I have learned many invaluable lessons from just your first few videos.

    I am 32 years old, lost my dad about half a year ago and I am going to receive some money soon. Would it be smart to grow my money in stocks for a few years while I am in business school and then invest in rental properties afterwards, or should I go for real estate investing first?

      i would advise the counsel of a seasoned financial pro. It may seem expensive, but as the old saying goes - "you get what you pay for"

      I agree! My dear husband passed away in 2011, and I had around half of million dollars from his life insurance just sitting in a bank account, earning nothing. I was advised to invest it through an advisor, and in just 6 years of investting in dividend Stock and REITs, I achieved over 80% capital growth, not including dividends.

      Very sorry for your loss. Index Funds & ETFs: 40-50%, Emerging Markets (e.g., VWO): 10-15%, Dividend Stocks: 10-20%, Growth Stocks/Small-Caps: 10-20%, REITs: 5-10%.(and in the case of rentals would be worth contacting some landlords to get an idea what's involved in running rentals. Many people think of rentals as "passive I come" and underestimate the work involved (even with a management agency), not to mention if a tenant stops paying or major repairs occur. A lot to think about!)

    There are TONS of gems here. Please put in time-stamps to make it user/viewer friendly. It would make his short points so much easier to find and review/remember. Survivor bias is SUCH a GOOD point. If we hear about someone successful, we think that it must be so easy. But we never/rarely see or hear about the 100 who failed.

    Good episode. I am gonna look into that 7% yield govt bond tomorrow and max it out. As Ray Dalio says “cash is thrash” especially these days with high inflation. Surprised the Rabbi did not mention Warren Buffet’s famous saying. “If you don't find a way to make money while you sleep, you will work until you die.”

    56:00 His point about being locked into a 30 year, while inflation goes up, was a realization I had 2 days ago.
    I've listened to many videos seeing if you should pay off the house early or use the extra money to invest.
    I have a 30 year on 155k at 2.625% (refinanced before COVID plandemic) I recognized my house payment is even cheaper than it was 3 years ago, even though the P&I is the same. My house value is up 33%, but my payment remains the same for 30 years.
    Buying a home and locking in on low interest mortgage is inflation proof.

    @40:00 I had the same experience. At one point last year I was up on swing trades on "green energy", Covid vaccines and other biotech, and mining stocks, over 100%, but it did not keep up! The old-fashioned way is much more sustainable! !

    Real estate is a great tool for making extra money. My first property is paying 2k per month in cash flow. You’ll want more once you get into it.
