It looks absolutely beautiful. I love the bathroom storage, niche & bench. Bit the bathroom should be off from the bedroom. That kitchen is massive but why do ya'll buy refrigerators with the door hinged away from the kitchen? Most models are available with left and right hinged options.

Unusually large ADU, excellent attention to privacy and access thou I would prefer an open concept of living, dining and kitchen area. This was more of an entire new single home build than just an ADU addition.

It' is always possible to add a second story. However, the cost can drastically increase when adding a second floor

My wife and I would love to have our 2 car garage converted. The problem we are thinking we may have is our garage is sitting right on the edge of our lot, i beleive it would be called a zero lot line? Is it possible to still do the conversion with that in mind?
Hey Rafael, you can definitely still do an adu garage conversion, you won’t be able to have windows on the “non conforming walls” but it’s still possible
This is MY TYPE!!!! 😍😍 I love the outside concrete > fences > gate! Is that gate electronic? 🤔 I ride on 2 wheels 🛴🛵🚲🏍 so that’s ideal for me, to just pull up & park! Interior is gorgeous! I love the fact that the garage was already 600 sq ft to begin with….that’s major in my eyes! I want 625 sq ft (25x25) tho! 😆
Thanks Robb. What a fun comment. The gate was originally electric but we cut the budget a bit. Some garage have additions built long ago. The best is to find an addition that was done recently WITH PERMITS

How much would this kind of ADU cost per square foot to build? Seems like it would be on the higher end due to the quality of the work, central HVAC, etc.
Approx 280$ a sqf but every project is different. You must focus on existing conditions

Why would you install gas at all in new construction instead of going with all electric?
A lot of homeowner still want gas but we are getting a lot of request for electric only units
