Have you explored/do you have any suggestions for other safe but cheaper areas? And as someone who works with real estate, how do you feel about the fideicomiso? I am looking to buy :)

They are ok. Traffic getting there and back to US border is horrible. It’s not at all a 5 min walk 😂. Another thing I don’t like is those condos eventually maintaining stops
It’s a five minute walk to the border, I do it once a week. The line however, is a different story. There are life hacks to pass the line or if you have SENTRI, then there’s no problem.

Video coming soon. To summarize - I had to pay $5000 pesos, that gets applied to your first months rent, if accepted, for a background check. The company name is VAPE that does the check. It took about 10 days for them to run that. Once accepted, we signed lease agreement with the property manager(realtor) and I paid 1 month and deposit. The most important thing to look for when you’re searching for apartment is if they will require you to have AVAL, which is a voucher from a Mexican homeowner they will use as recourse if you default. My agent/friend signed AVAL for me for this unit.

You’ll be surprised how many Mexicans can afford this, the Tesla competitors BYD hasn’t fully open I went to check their Trucks they were sold out before they even arrived!

There are a lot of affordable options in Tijuana, this is one of the nicest complexes with the most amenities and security.

Prices in new city can range from $1,500 all the way up. Average around the $2,200 mark
5 minutes walk to the border and about 2 hours to cross 😅
