Most property managers, companies and real estate agents are a pain to deal with because they never want to pay upon completion. They have a lot of appliance work needed but they always want you to do the work first then submit an invoice and wait for payment 30-90 days later if ever and at a significantly discount price. They want to bill and receive payment (at a profit to them) from their clients first before they forward payment to you, the appliance repairman. Be VERY careful dealing with them.

I will be off to the races once I get hands on experience. I'm in the process of signing up for some 3rd party warranty companies for now. I'm starting fresh and new. Looking forward to this journey. That’s always the toughest thing to do, you can record yourself doing the task or write out everything you do, they’re aren’t shortcuts because it’s your business
I want to create an appliance repair buisness. I want to hire a tech, a secretary and an accountant. I don't want to do the repairs but have the trusted tech to do so. How can I structure a buisness to operate largely without me?
Yikes. That's risky. You want to make enough money to hire someone and you need to be able to train them and supervise and correct their problems I'd they get in over their head. An accountant is every 6 months to hire them for specific jobs from another company. A bookkeeper is for the day to day stuff and make sure you stay up on your taxes and keep close tabs on them. They'll be part time... a couple hours a week if you only have one tech and they do things right. You need a system in place. You don't need a secretary... outsource it or answer the phones yourself. Your tech will be busy driving and with customers and fixing things. There is nothing passive about this business. You also have to advertise. Start with skills and a customer FIRST. Everything else is cheap and easy to outsource. If you want to be the boss... you have to be a tech if you are starting out small. Know the costs. The money in has to be more than the money out. Again... it all starts with a good tech and lots of customers. The rest is CYA. A boss is the least important position if you only have one tech. Know your wholesale distributers.
Maybe they aren’t the popular warranty company in the area. Call a real estate agent to see what they are selling with home. Also the good ones give you a trail first. The bad ones or desperate ones will send you a crazy amount of jobs. Select, choice and Liberty aren’t popular my way
