- My Nightmare 1st House Flip was a very stressful experience, but it also set the foundation of my house flipping career and taught me how to flip a house.
The house renovation took 4 months instead of the 2 months I planned, and the home remodeling budget also went up by a lot. The house flip nightmare was mainly due to working with a bad contractor. OMG ! I went through these stressful times with contractors while renovating our house too . They take advantage of our innocence and lack of knowledge 😳
Good contractors aren't cheap. If they hold your hand that cost extra.
The whole house is beautiful, I love the entry way.That master is lovely.
Love the end result, I guess it was worth it as you are still flipping houses. I have never flipped a house as a business venture,but have flipped every home we have had. You learn from your screw ups and usually don’t repeat them. I usually over estimate the materials needed and have leftovers. That’s better than running out of materials but my last project was a tile backsplash, some how I way over estimated and had enough tiles to do the surround around my garden tub. The only things I had to buy was mastic and grout. This is our last home, I am 63 and my husband is disabled. Every thing I have done I have put a lot of thought and preparation into doing as this is a one and done.

Contractors who treat clients this way shouldn't be surprised when they get negative reviews and no recommendations.

I'm going through all of the pitfalls that you named in this video right now with my home renovation. I plan on starting my first flip in 3 months and I'm anxious about the contractor situation. For 4k i would of install, paint baseboards, crown moldings. And to sweeten up the deal for that particular small room i would of taken you for a Starbucks as well. Jesus Christ some contractors are nasty.

Can you show us the scope of work of this project vs a newer scope of work? Just to show comparison of things you have learned since. like you mentioned the trim, but was there anything else? How do you enforce the deadlines now, do you hardcode the deadlines into the scope?Also do you just not tell the contractor your budget anymore when they ask?
I hear story after story about bad contractors. I rather do what we can do ourselves.

No. You would be using hard money lenders for your flips not your regular mortgage brokers or bank so you wouldn't have to use your first time home buyers loan

I would help you estimate but that address isn’t even listed
Using language like that and not knowing that basic step, I recommend you learn more before you start. This is a very expensive business with costly lessons…
