Hi Alex, i noticed you didnt mention a discount market sale, for example a local development to me which is provided by miller homes are offering homes at 80% open market value. obviously qualifying criteria and any forward sales must adhear to the same criteria. Be great to see vid on these type of sales as i have struggled to find any information with a mortgage broker not understanding the scheme at all and some lenders providing little/no info. The seem to confuse this with right to buy discounts. I have subsequently been then left with the developers recommend mortgage advisors and dont feel its that independent. any feedback would be greatly appreciated.
Sorry I missed your comment Barry. This is a video on the first home scheme, below and we should soon see the affordable homes scheme coming into play… Properly next year now but when the schemes come out I will do videos on them immediately - th-cam.com/video/Xu8jEG3oT7g/w-d-xo.html
@@alexkerrmortgage No problem Alex. Thanks for the reply. Since this comment I went on to proceed with the recommended broker & solicitor all positive so far with mortgage offer in hand and now awaiting exchange of contracts which is taking slightly longer due to the extra involvement with the council. So I would add the whole process takes longer on the first homes scheme and it's typically the council that is the bottleneck.
Hi Alex! Love watching your videos and found it very insightful as I'm new to this whole process. Do you recommend to still do a survey on a new build even though the HTB requirement is to provide 10 years warranty? Thanks in advance. Lesley.
Thanks for your kind words Lesley and sorry for the delay in responding! I would say it’s always advisable as New Builds can be made wrong, for example some New Builds may be missing weep vents, I’ve known others that have not criss-crossed the bricks on the corner of the house and so on!
Hi Alex, Loving all you're videos. Just wanted to ask if a propertie has a 30% discount for first time buyers does this come off the cost of the property? the also accept help to buy so I'm asking if I could get the discount and help to buy at the same time or is it one or the other?
Hi Alex. Have you heard anything about the Deposit Unlocked scheme? Since the Help the Buy equity loan scheme is closing March 2023, I'm looking at different buying schemes just in case I miss the window for Help to Buy
Sorry for the late response, a few lenders have started to offer products with this scheme so I will get a video about this done within the next month.

How do you go about buying a show home? Especially as they are usually discounted due to being 'show homes'.
Sorry but I have no idea! Just speak to the developers sales people…

Any discount would only come off of the property, not Help To Buy… Thank you for watching and your kind words!
Is persimmon trust worthy?
I can’t answer that but my own personal experience of them when looking at houses was very poor…
