      Currently speaking to a mortgage broker. I’m so impulsive and trying to get documents from my accountants etc is so time consuming and this is before I can start looking at what I can afford! Also for anyone ‘young’ and your friends think it’s funny to send you money using a reference like ‘sex toys’ or ‘drug money’. It’s not funny when you’re trying to adult 😭😫

    We bought our first house in the middle of September and the pinch me moments are so real! We moved straight in on completion and haven't done any redecorating yet, but the first time we fixed something to the wall it felt almost illegal after years of renting 😂

    Bigger deposit means you would pay a hell of a lot less over the length of the mortgage as interest is amortised over the life time you have it.

      That’s definitely something you have to weigh up, but our mortgage broker did the maths and said it was better for us personally to keep our deposit lower. I know that won’t work for everyone though!

      I imagine it works more in the brokers interest to suggest a lower deposit as they work from commission so the larger the mortgage the more they make but it’s whatever works for the individual/s really! :)

      You are both right.
      1. Bigger deposit means less monthly mortgage and interest.
      2. I once did the calculation. With a mortgage interest of 1.47% p.a, for every £10,000 additional deposit your monthly mortgage repayment reduces by only £40. So, an additional £30,000 only equals £120 monthly mortgage difference. Think of an alternative investment option.

    It’s worth considering that whilst a smaller deposit doesn’t change your monthly payments massively, if property prices fall it puts you in a riskier position and can make selling on in the future a lot trickier if you end up in a negative equity situation! I worked in finance during the last financial crash and saw a lot of people caught out by that.

      That’s a totally fair comment, its definitely a risk you take when purchasing property, regardless of how much deposit you put down

      Brogan Tate I’m super risk-averse, it’s a bit of a standing joke with friends and family 😆 we bought last year and could have technically afforded a property twice the price of the one we bought, but having as much equity in the property (especially with Brexit and the financial uncertainty surrounding that) was important to us. If something catastrophic goes wrong with the house (touch wood it doesn’t) we can always borrow it back, and if we need to switch to interest only to reduce payments (again, touch wood we don’t have to!) then we have that option due to the lower loan to value. We were also able to fix our rate for longer in case rates shoot up, which gives us some peace of mind. And we were able to borrow over a shorter term. Lots of benefits to putting down a bigger deposit 😊

      @@bettyboothroyd1 Whilst a larger deposit is beneficial, if someone decides to place the money that they earn into a mortgage from the get go instead of saving for a larger sum, it is equivalent in terms of method. (Would be a more passive approach but I think it is effective for some who find it hard to take initiatives) Although the larger the deposit, the lesser amount of time will be required to pay off the property and in turn the total amount paid in total after fully repaying it when taking into account interests rates as you stated. As a more passive individual, I would be glad to able to start the ball rolling or fill a pot and working on it as I go.

      Property prices won't fall. People always talk about it happening, but they've done nothing but go up. Small deposit is the way forward.

    We bought our first house 2 years ago, the bigger deposit thing also blew my mind 🤯. We also didn't really tell anyone apart from our parents and it was so nice not having people asking about it all the time! Luckily it was pretty smooth sailing but I can imagine it would be horrible if it all fell through ☹. I also hand delivered all the documents to our solicitors and I feel it sped up the process, and I could also solve any issues there and then instead of having to wait. Super video with super tips ❤💙💚

    Great tips! Congrats on your new home!
    Although mortgages is not something I thought about, especially when I am still in education, I decided to look into it and research (mainly due to the family). Hearing that you are in your mid twenties are achieving this feat (or some call it positive debt XD) is quite inspiring! I am a few years younger but these things are never too early to start, it is a positive commitment after all. The "having a current property, spent amounts to renovate but still have plans for the future home when capable" is a mood. My aim is to mainly take the first step and slowly build my way towards that future house goal. Setting the ground early means I will be motivated which is a good thing!

    We have been in our house two weeks now. It took us over a year to get it. It was the 25th house we viewed and the 6th one we offered on. Ended up getting a repossession that needed a lot of love but we've completely turned it around and we love it now!

    One thing I've learnt is that if you simply have two incomes, no point using a broker. You can go direct and get the same deals. They won't get special rates that you can't get yourself. Infact the broker we went with didn't even find the best deal for us. They were supposedly whole market too.

    im going through the process of buying a house right now and I've actually found it really stressful my solicitor has been great but my mortgage advisor has been terrible he's so unorganised and he's the reason for the stress tbh feel like as a first time buyer there just isn't enough support from my personal experience.

      I think the scheme that the government laid out may have contributed to an increase in workload for those whose profession is in this field. Although organisation should be imperative when they received a request or contract to be honest, especially if they could only WFH. Hope all went smoothly in the end! I am considering doing so by myself so it would be cool to hear your experience!

      Hearing people managing this feat 20 years ago (current 40 year olds) was shocking in itself, but seeing it happening now is also a pleasant surprise. I am considering it but I assume my main obstacle will be deposit and possibly the income/show you can pay your bills on time eventhough I have had rented for 3 years now. How has your adventure been? I assume it is likely easier if it was a property from the midlands and northwards.

    Something that isn’t mentioned is if you buy a new build or newish house/flat a service charge is added on which some estate agents /or sellers don’t mention 😔. So always ask when viewing a property not waiting until you receive the survey .

    Can't believe it's been a year already from when you got your keys! These are great tips, we are second time buyers having literally just accepted an offer on the flat we bought 4 and a half years ago, and are off house hunting on Saturday. Selling and buying is a whole new ball game! Xx

    People generally have two options when it comes to where they live and ultimately call home. One is to rent a home that someone else owns and the other is to purchase a home to own themselves. There is no correct or incorrect choice when it comes to the decision of whether to rent or own a home. Because buying a home is an enormous investment for most people, people mustn't rush into a hasty decision. Instead, they will want to make a well-thought-out decision based on their personal circumstances.

    Not sure of the rules in the UK.. but I think you can. If you can get a mortgage where you can payoff the loan early, you can save A LOT on the interest you are paying. Especially at the begining of the loan, if you make extra payments.
    Good tip on buying things and opening/installing items... We bought tiles.. by the time we installed them.. 7/8 years later 😁 ... They really had gone out of style... We could of installed them.. but got new ones. We did donate the old ones in the end. Work Never ends... We lived in a house for 14 years and never really stopped working on it... We could of.. but kept wanting to do updates ourselves. We were working on it even until the night before the 1st showing (sale)!! 😁

      For our mortgage, we are able to pay an extra 10% off per year which will definitely help, but it’s not on ALL mortgages!

    We bought our first flat about 45 years ago then our first new house 5 years later we are currently in our third house which we have lived in for about 35 years it was a old house which needed everything done to it but like you we enjoyed taking our time we are redecorating the rooms for the second time now it's nice to refresh them change colours and designs ect we will be downsizing next this will be the last one as there is only 2 of us, good luck with everything you and benji do for the future xxx

    Just had an offer accepted on our first place!!! Would agree will all except the bigger deposit, unfortunately with Covid Lenders are no longer accepting anything less then a 15% deposit for first time buyers☹️. So at the moment bigger deposit is better at the moment!

      Congrats!! Ah yes, this is true. Does it still apply if you compare 15% and 20% do you know? Either way, that’s a shame about the bigger deposit now, but amazing you’re buying! I know some people are benefiting from no stamp duty right now so some pros and cons I guess!

    It's worth noting that due to the pandemic, a lot of mortgage lenders are tightening up their requirements and have taken a lot of products off the market. Thereby making it very difficult for a lot of people to get a mortgage especially first time buyers. As Brogan said, speak to a mortgage broker, your bank, basically anyone financially qualified to give you advice about the current state of the housing/mortgage market.

    We’ve been in our house a just over year now too and totally share your excitement! I’m glad it’s not just us that do the whole ‘we own this house’ thing still 😂 sometimes it feels silly, but we’re totally proud too and still get so excited about it all - even a year on! 💖

    a 0.4% difference in interest rate, could mean an extra £4000-6000 interest across 5 years, so I would recommend going for the highest deposit, unless you plan to have other loans ( like buying car on loan, solar on loan etc) as any other loan will be an higher interest rate. but if you arent planning in getting anything on credit after buying the house, go as high as you can

    Congratulations on your key anniversary!We bought our first house in May this year. Our biggest recommendation to anyone looking to buy would be to get a mortgage advisor.     Love your videos Brogan! I am currently in the process of buying a house. One thing I would highlight is to make sure a survey is done. Our mortgage adviser said it wasn't necessary but having spoken to a lot of people it really is. Helps to avoid expensive and unwanted surprises in the future!

      Hiring a building surveyor to check the property out fully before signing?
      I wonder if the seller is obligated to do that or it is something that can only be done after purchase. (which is also good for when the property is going to be sold to another buyer, lower renovation and maintenance for energy efficiency related things )

    Helpful video! We are in the process of buying our first home together which is a new build and it’s my dream home! Completion date is 18th December so hoping to be in for Christmas! We just sale agreed on my fiancé’s apartment yesterday so the ball is rolling!

    Great video! We’re in the middle of buying our house now and it’s been an endless stream of signing stuff. We live in Japan and are buying in the States and the time difference alone is a huge challenge. We have our “closing” next week and our daughter is our representative. With COVID restrictions I don’t know when we’ll even actually be able to see it in person. We made the decision via FaceTime. It’s been a lot!

    We moved in straight away and we've been in nearly 2 years, we are almost finished but it's been such a hard slog, we've got one more bathroom to replace and the converted garage to decorate and a patio to replace and then we are done! I feel like I want to start again though like the lounge is now nearly 2 years on and needs an update haha! Love this video xx

    I just came across your video on Bournemouth where you live,I have been there just the once its such a Beautiful place ,I could actually see myself living there ,looks quite flat as well although Im sure it has its slopes and hills, I just think it would be good for me as a disabled person, although not in a wheelchair I find getting around hard ,Chippenham in Wiltshire where I live is an absolute nightmare for disabled people

    Great advice to try and keep things private. Me and my boyfriend house buying was feb-Sept for one property.Got one week away from completion and the sellers withdrew.. devastated didn't even come close :( and we lost a lot of money. And was a pain the arse having to tell everyone the story x

    I'm currently saving up to buy a house independently. I'm 25 years old. With the way things are with interest rates and inflation at the moment, I am holding off while saving for a couple years. I'm saving £900 per month, and I aim to save around £20-25k total, and I definitely want a place that needs some work, so I can make it my own. Please wish me luck!

    Put an offer in on my first flat last month so starting the process. I am buying in Scotland which is more straight forward than England. It is quiet at the moment while they work on my mortgage but guess it will be all go in a few weeks!

    Excited to watch this! I’ve been thinking for a while now about my future and the possibility of buying my own house. I know the help to buy scheme has ended now but I’ve noticed people mention a LISA, I’ve looked on the websites of different banks and most of them just explain what a LISA is, a lot of banks state they don’t do them which is frustrating. I do have a savings account though. I currently live with my dad at the moment. We go halfers on the bills etc and I have my own car so I pay for things that come with that too, which is fine, of course. I do try to limit ‘treating’ myself but let’s be honest, it’s good to have treats sometimes, right? I make sure I’m putting some money into my savings and I don’t touch that money. I’m not going to lie the future does scare me a little bit. I really do hope I get my own house some day and I hope I’m happy🥰

    Also it is illegal to access a drive via a non dropped kerb. Not that you’ll be done for it. Our old house we managed for 8 years without one 😁

      Brogan Tate yeah one of them laws that will rarely be enforced but if you have a curtain twitcher neighbour it gives em an excuse complain.
