One thing that I’ve learned is that EVERYONE is a house builder in Ecuador! I bought a few hectares in Napo and you have to check on the qualifications of the “builder”. I’m not in an urban area so no permits, plans or anything else required except money. I did hire an Architect and went through the process to get a clean deed.

This guy is a general contractor and architect, so all you have to do is pay him step by step as the house 🏠 is build 💯 .... Don't pay ahead of the job when you finish the concrete job. Pay him when finishing the framing on the 🏘 pay again so you control the financial part step by step .....

Off the subject, but Don, do you know if the new condos have steel beams in them now? I know the older buildings were just bricks on top of bricks with a little re-rod. I was there before and after the big earthquake and lots of those buildings have interior structural damage, so I'd recommend to new expats to make sure their building have steel beams. Lots of earthquakes and tremblors when I was there. The older buildings were just patched up on the outside. I'm eventually going to buy there, so was just wondering.
I know for sure about one that's being built right now that is haevy steel and concrete construction but I really can't answer for any others. This would be a great question for Francisco.
$700 to $1000 is much more expensive than in Napo where the materials are more expensive than in Quito. For $450/m2 not including land, you can build a house with very high end trim. Solid pivot wooden door, brick, porcelain, beautiful wood trim, etc.
Where the heck is Napo? I noticed while in Cuenca that the architecture and the quality of the woodwork was far superior to what you will find on the coast. I also had a bedroom with carpet on the floor while there.
Completely unrelated to this topic, but I have been curious for a while. When you claim your IVA rebate, do you include your beer and wine purchases? I used to buy mine in Supermaxi, so the total was mixed with more legitimate purchases and hard to separate. Was always torn between including it or not.
I don't know what to think about this. IVA is IVA, regardless of what purchase it was taxed on. They don't care what you bought. It all falls under the category "feeding" in the tax return.
