Thank-you for your videos. We have been watching your videos and follow you on social media. We come down to PV twice a year and are considering retiring there in a couple of years from now. My question is do we need to obtain residency first before buying a property? My partner and I live in Toronto, Canada.
Thank you for following me and your great question 🤍 you technically do not need residency to buy a property BUT - I highly recommend it (obtaining after property purchase is good 👍). Join my newsletter list where I share more info about all the things: elenanevza.myflodesk.com/yqi6l168ll
I’m staying in 5 de diciembre on the same street as “Pepe’s Taco” and the entrance to “Playa Camarones” beach. It’s a spectacular neighborhood! I’m at the top of the hill and I get fantastic Ocean views. I’m looking for something similar in this neighborhood, but I’m hesitant because $200K to $300K would wipeout half my savings and I’m retired. Are there any local financing options for say a 5 to 10 year period?
Hello Elena. There is a good place to live in gate cominity close by the beach in puerto vallarta? Preferably a house. Please let me know. Thanks much.
@ElenaNevza Hello my dear Elena. I like a house with 2 or 3 bedrooms. 2 or 2.5 bathrooms. Patio on back and one storage with pool close by ocean or beach.
Keep Generification high while displacing locals and not paying taxes. These foreign influencers and condo owners have made PV and every Mexican cost unreachable for Locals… enjoy until Mexican start revolution against it and government put restrictions for gringos.
Why do you assume we do not pay taxes? That makes me assume that this is a reflection of what you do. I personally pay very high MX taxes and employ multiple nationals who appreciate and love working with us ( and so do we!) Thanks for taking the time to watch and leave the comment.

Great upcoming area. The authentic neighborhood means lots of local tiendas aka great prices for the produce.

Top secret :) will be revealed in my live stream. But Santander will pay 12+% on deposits over $500K pesos

This is Lazaro Cardenas neighbourhood
I think every area of the Bay has a Lázaro Cárdenas neighbourhood 😅 we always joke about this because the names are the same haha
this location is about 12 - 15 minutes drive SOUTH not north of the airport.
Correct - my mistake, it’s South. Thanks for keeping a close eye 🤣 and taking the time to leave this comment.
Dang not expensive great deal!
It’s one of the best deals available 👍
