    I love your ambition and videos. Always very informative. My personal concern is, after living full-time here and seen, as well heard about it, is the pre-sale situation. Quite a few people lost a lot, if not all the money on presales. Because if the developer does not finish the project, on whatever reasons, you are stranded.
    There are so many projects still not moving forward to be completed. Which could take years, or might never be done.
    Which can bring the buyer into a very uncomfortable situation!
    And yes, some have been back into work, or even finished!
    I am not saying anything different. But it is a risk to get into a pre-close when we see the condition and how it is structured how a potential buyer needs to submit the funds. What's your opinion and thought about this topic?

      Thank you Peter for your comment. Pre-sales are a tricky subject and it's super important to work with a lawyer and realtor who have connections in the area of interest and are able to advise on the specific development and developer's history. I have done a few videos where I share my opinion on this, but will cover more in one of the upcoming videos!

    Any 2 bedrooms in that building?
    The numbers make sense for the one bedroom but I would also like a 2 bedroom for rental purposes.

      What rental purposes, there are so many rentals available, less and less tourists each year, more and more condos being built....the housing bubble is about to burst. Vallarta is no longer high demand or the hot spot it used to be.

      @ there is a lot of inventory that’s true, but units in landlocked locations that are marketed well are bringing in great revenue. But of course, attitude is everything so if you believe you are going to loose, you absolutely will.

    What is the typical cost for management of a rental condo, cleanings, supplies, etc.?

      Full service property manager is about 25-30% of gross income

    Great video, Elena. You're looking well. $122k./ 170k. U$D/ CAD is more like it, for 500sf. And that is also one of my favored locations there, especially with a view! (BTW, Last night I refined: who, what, when and where to 'target' here in the US, etc. as the FED is again now raising mortgage interest rates, while overbuilds to REI to retiree- held inventories, are about to explode... CAP rates, to Treasury bond yields are about on par, and the Stock market isn't keeping pace with inflation (along with other issues...) creating the "perfect storm" for utilizing alternative to "all cash sale" terms, even before the many "weather events!") So Mexico is again: looking and sounding better, all the time!!

      Rentals are way down and getting worse every year. The rental agents are all really struggling

    Why are you not working as a Realtor in Mexico, you do not need a licence in every Mexican state, for instance I do not think you need a license in the state of Nayarit. It seems you would be a natural your doing all the same steps as if you were?

    Love all your videos Elena! Having said that, may I suggest that instead of using the term "authentic Mexican neighbourhood" you use the term "traditional Mexican working class neighbourhood" or just "traditional working class neighbourhood" I know many foreign real estate agents use the term you use but by using that term it implies that ALL Mexican neighbourhoods look like 5 de diciembre neighbourhood and that can't be further from the truth. Also what @hernancarpio2845 refers to with his comment: "it looks like the sidewalks have been subjected to an air strike" is that the sidewalks are in such bad shape that they look like a bomb was dropped on them from a war fighter airplane. I am originally from Mexico and I live in Puerto Vallarta since a few years and I can assure you that the state of the sidewalks in 5 de diciembre is NOT "authentic Mexican" it is rather a typical Mexican working class neighbourhood.

      Hi Elena, you say "authentic Mexican neighbourhood" instead of "authentic Puerto Vallarta working class neighborhood". Mexico is a big country and Mexico City, Querétaro, Monterrey, Puebla, Guadalajara, San Miguel de Allende, Guanajuato, La Paz, San Luis Potosi, Oaxaca, San Cristobal, Aguascalientes, etc. have "authentic Mexican neighbourhoods" that don't look anything like 5 de diciembre. I live in Palmar de Aramara and this little neighbourhood had its streets paved a little over 3 years ago and the sidewalks are proper sidewalks. It's fluvial adjacent so proper sidewalks were put in. So yes, if you want to limit the comparison to just PV, Palmar de Aramara, not to get confused with just Aramara, is in much better shape than 5 de diciembre hands down.

But let's make this clear, I am not selling real estate, I am promoting Mexico to investors who will run business and hire people here and pay high taxes when running a legit business, as I do. What I think you are referring to is the fact that prices are going up, and believe me, that is NOT because of me or anyone I attract with my videos. You are referring to corrupt governments who don't want you to know how the money and inflation works, which many people unfortunately do not understand. I was one of those people until I started taking responsibility and action to get myself and my family a better life.
