    Congrats on tying it up! That big tree is a nice touch, sort of draws attention away from how much work is needed in that office area 😅

      We passed on the deal, but could have flipped it probably for $300k in less than 12 months!

      @@Zooooman In hindsight, should have bought it! But at the time, handling all the different lease structures, some weak tenants (church, clothing, etc.) seemed like a big headache. We mostly buy STNL so it was outside current staffing capacity.

    Hey Ronald, did you lose interest in the property because the property needed work or because it was too hands on for your taste? Just curious if there was something about the property that, in your opinion, made it an unworthy investment. thank you

    The unit with that office space, if you were to purchase the deal is that something you would typically update or renovate?

      For fixed rate industrial construction, probably 8-10%, depends on tenant and product type, LTV whether you own the land, etc.
