Austin Housing Market: Signs of a Spring Revival?

Happy Friday to all and I hope you have all survived this frigid week in Austin Texas!
The housing market continues to show signs of life and activity! Over the last four weeks we have seen an increasing number of sales contracts on listings and an increasing number of contracts on newer listing inventory too.
This is a metric we track each week and I call it our “hotness factor.” We track this metric because it is a good indicator of when the market is slowing down or speeding up. Over the last 2.5 years this factor has been slowing down. This is the first 4-week consecutive stretch of increasing metrics in the hotness category since spring of 2024.
If you are a home seller, this is a good time to consider preparing your house for our spring market. If you are a future home buyer, beware that some of those newer listings are beginning to see contracts so don’t be surprised if offers come in quickly on something that is cute and priced well.
