Restoring medieval tower house near Sparta as life project

- It was 1984 when Kostas Zouvelos and his fiancé saw a for sale sign on a crumbling early 19th-century fortified tower on Greece’s Mani Peninsula. They decided to buy it and choose later what to do with it.
Fortified towers are ubiquitous across Mani (Peloponnese) where a history of small - often just several family- settlements, or “xemonia” were built at key locations for self-defense. The Maniots were never under Ottoman occupation like the rest of the country and they helped Greece gain independence in 1832. After the war homes and towers were abandoned in large numbers as the inhabitants of the peninsula emigrated to Athens.
Zouvelos and his wife Kassiani Theodorakakou spent eight years converting their collapsing tower into a three-room guest house. So intent on assuring that the building matched the environment, they changed the mortar color three times. To create the mortar, they used a traditional technique called kourasani, using lime, local soil, river sand, ceramic powder, and a small amount of cement.
Working with the building’s original footprint of 25 square meters per floor, the couple squeezed a kitchen/lobby on one and three bedrooms on the others, using space-saving features like an in-room shower, a carved-in-the-rock bed, and a portable kitchen. They also created extra living spaces outdoors with a sun terrace, an infinity pool, and a large patio with replanted 100-year-old olive trees.

You can really tell that this guy loves every single stone in that castle... as he should. What a fantastic place for a child to grow up! I can just imagine what fairytales they play out on a regular basis.

I’ve stayed at the tower, in June this year. What a special special place. Kostas is the most incredible host, and so passionate about what he has created, and making sure his guests have the time of their lives. Being selfish you want it kept a secret
The appreciation and reverence in Kostas voice brought to life this historical treasure. He wasn't just the owner, architect, builder -- he was the ultimate tour guide, the best one could ever hope to listen to. Fantastic photography and editing, as usual. It is so fun to watch your kids just being kids but also in their own way understanding how magical and special this is. We have been watching them grow up so gracefully. They are such good kids. They add SO MUCH to your videos. It puts things in perspective. It is fun. Kirsten, you have the best job on earth! It is so special to me that you get to do it as a family. You, personally, in your quest, have added richness to the quality of my life -- and I have learned so much too. Thank you!!!!!!!
We've passed this property many times by car, and we always comment how well renovated it is. Great job! It's our dream to retire there!

I have been one of the very few lucky people, in this World, together with my dearest wife, to have spent our Honeymoon weekend in early May last spring 2019, in this his one of a kind Tower Xenonas in Mani, the "Tainaron Blue".
We were also very lucky to personally have met and come to know Kostas the restorer and creator, of this dreamTower.
Words cannot describe our experience. The video does help you get an idea , yet only the live experience will ever give you the true feeling of it's beauty and the magnitude of this one of a kind Project!
Again Bravo to both of you, Kostas and your most talented fiance. Looking forward to our next visit and escape!
Being Greek I am so proud to see that many of our people still respect our traditions, architecture, and are so proud to share it with the world. I am retiring to Greece in a couple of years and for sure I will take my family to stay there for a few days if nothing else to meet this gentleman and his wife.

What he said at the end about Sitting on a stone and touching the stone and getting the feeling is so true. First time I left the states as a young man and went to Rome, I was sitting on an ancient broken column in the Roman Forum and it blew me away. That piece of column was much older than my own country and the history of the place where the column was, made me appreciate my surroundings and where I was at that moment in time 100x more.
Had the same feeling walking on the marble road at Ephesus.

Beautiful and very tasty job Kostas. Congratulations from Istanbul, Turkey. I have been restoring old Greek houses near Izmir (Smyrna) for the past 15 years as a hobby. Each house has its own spirit and the simplicity of vernacular architecture needs to be respected. I have also found out that modern touches such as use of steel and aluminum furniture and accessories add a lot of positives to the existing buildings.
I travelled the Mani in '92 and I saw that exact ruin. Beautiful how you rebuild it.

My family is coming from a village near there..There are a lot, hundreds, even thousands of old abandoned towers and houses like this one, all over Mane.. I hope one day more people like you Kostas will renovate them, with Your love and respect for the place, the history and the knowledge, giving them to the next generations as a heritage.. Migrating in the U.S. decades ago, my time to retire earlier is coming, so I can go back and restore my family's 350 yrs old tower house,and live there all year around.... You're an inspiration for the people, and especially Greeks all over the world.. One day I'll come visit you..

Kudos to Mr. Zouvelos for also shedding some light to the literally insanely complicated - to put it mildly - relationships between the people of Mani, not only to their view of the foreigners. Also, his restoration of the castle-house needs to be taught in architecture schools, it is an exemplary one. And the infinity pool is nothing but jaw-dropping, with that opposing view.
Your weekly videos open up parts of the world that most of us would never know about. I started watching mainly for the sustainable living stories you document. But you bring so much more to us than that today. I likely will never see Greece but now know what I would or could miss. Thanks for sharing your journeys. It has become a Sunday ritual at our home to see what door you will open next. I've worked 163 days straight without a day off over the last few months and you have giving me 23 mini vacations during that time if but 30 minutes in each one.

Mani is such a beautiful place.
I ve been visiting Mani for decades since i was a kid and everytime i discover a different side of it.
It has a unique climate and many rare plants and flowers mainly on spring.
Crystal clear waters and air.
Mani was always a free place.

It is amazing but to establish there like this or to live there would cost a fortune, logistics of it all. I think I'd prefer to have a boat tucked in a bay not far away to use for shopping trips. An exposed spot is necessary, once you get away from the open coast the climate is stifling. I wonder where there water supply comes from, do they have a well? Also wondering about waste water treatment, especially in regards to the development of a small hotel.
@@MsMesem i don't think that living in mani costs a fortune.
If you live away from nearby cities like kalamata, gytheion or monemvasia,you don't need a lot of money-> you need the best partner ever to spend time with (otherwise you might feel lonely).
P.s many stone houses have old water deposits (underground).
@@3dScience_uk Transporting building materials becomes very costly, basically like living on an island. Not much possibility to have a very productive garden next to your home either in such a landscape. Fine place for solar panels and windmill though and fishing is likely reasonable.
@@MsMesem yes - plenty of fish in the crystal-clear waters which is delicious. You can plant everything in a garden - the climate is perfect for this (only problem in the past was the availability of water- not now)

If you renovate an old stone house/tower it will not cost too much because there are many skilled technicians as well as trucks and old style stone-milling/shaping family-factories. Transporting soil/stones is not very expensive.
Labour costs much less than in north european countries.
LIMENI WILL BECOME SOMETHING LIKE SANTORINI/MYKONOS IN THE NEXT DECADE. Prices of land and properties are rising fast in Limeni.
@@3dScience_uk I'm aware of what you say, everything is changing there very rapidly. In building or renovating a property anywhere it is difficult not to avoid extra costs and surprises. The rich second home thing is what is offputting, anywhere in a previously rustic setting.

Sadly it is honoured not often enough. Most of the time it is demolished or left to deteriorate and rot till nothing or only ruins is left.
I love, love, love it. I am so impressed with how he seemed to have the older outside section and the new addition so seamlessly flow together, like it had never fallen in the first place. The interiors are super cool, but those outdoor patio areas are to die for.

This is how it is done! A renovation that not only saves the building but respects the original character of the structure. Normally I don't like contemporary styles in home renovations for buildings this old, yet for this tower the modern parts never clash or overwhelm the space, it compliments the architecture of the building. Beautifully done! Hope the next project runs smoothly and the family business grows well.

Have visited the Mani every year for the last ten years, staying in the village of Stoupa enjoying the coastal walk to Agios Nicolaos , swimming in the crystal clear water, savouring an Ice Cold Fix and seeing Aris at Vesuvius Taverna. Absolute heaven on Earth. Not forgetting the village of Kardamyli. Treat yourself to a well deserved holiday. You won’t regret it

I really like the juxtaposition of the necessary modern touches on the original ancient structure, without seeming intrusive. Thank the gods architects found this and made this into a usable home.

Wow...I don't know what to say. The view from this location is just stunning, so beautiful it makes my eyes water. The restoration is done in such a tasteful and amazing way, avoiding over-modernization or other pitfalls people go for in these cases, but incorporating touches like the infinity pool and the beautiful patio. This place is a time machine, one that makes you see what people were seeing centuries ago and freezing it by the simplicity and beauty of the landscape.

These people are benefiting the local history, by rescuing these wonderful old buildings! The tower is beautiful , just right for a family to clamor around in for a week or two. The landscape is glorious! I would have the devil of a time on the ladders because of my mobility issues. But the tower will stand for another 4 hundred years!

The doublehead eagle is the Symbol of the eastern Roman Empire. The Serbs and also the Bulgarians were in some points part of the Eastern Roman Empire, in some points enemys of the eastern Roman empire, but they were never the eastern Roman Empire. This was the Flag of the Greek people in medieval age, from the time were we Greeks called ourselfs Romans. I don't need to do a special research for this, because i know my history very well.

This is the greatest discovery that I did on TH-cam and it's also some really amazing work. As a young kid, I always loved to hear stories about this region from my dad and to see people working to make the history of these places live on, makes me happy. Continue your good work and I sincerely hope that one day I can see this beautiful work with my own eyes and not just on a screen.

This is magnificent! The structures have been beautifully maintained - unbelievable. One would never imagine what can be achieved when a dream is born... The Peloponnesian peninsula is simply Heaven on earth. Is there any other place in all of the Mediterranean and beyond that's so beautiful...? It's such a crying shame that astounding places on earth should fall victim to natural catastrophe, time and time again... Being Greek myself, from the island of Cyprus, it breaks my heart. I truly wish the owners a long, healthy living in their paradise on earth!

very sympathetic restoration. I could not live with the narrow ladders etc but fully understand why it is this way. Hats off to you.
I think the smartest thing to do would have been to cut into the structure and put a winding staircase around the tower. Reinforce the new doorways to protect the integrity and then design the interior with privacy in mind. You get a lot more room that way too. AND how many homes have an exterior path to access different levels? That would be lovely to get a breath of fresh air when you want to go to the kitchen or the living room or however it's setup.

Oh my god it looks outstanding at night. The way light glows in little pockets to illuminate certain areas with gaps in-between gets to me so much. It looks so cozy and comfortable. I would get this astonished feeling everytime I stepped outside at night.

I like to see people restore castles and old buildings it is so satisfying to see and what a pleasant experience for travelers its like going back in time.People that dont understand why you would do it arent the kind of people that would try it anyway, its a good thing you dont listen to them it turned out beautiful.
I just happened to look at an an advert last night concerning the sale of a fort like this in a different area of Greece. Enchanting place of historical significance. Curious as I am about old archicecture that’s survived centuries and modern architecture that adheres to codes protecting landmark buildings, I fell asleep thinking anout it only to wake up to find this beautiful video suggested! Sometimes the Almighty Algorithm is awesome!
Beautifully presented video of a breathtaking renovation! I think the individual rooms spread out in the cliffs will be a very smart addition as those stairs are quite a steep and narrow climb for some guests, especially after a long day walking for miles in the Greek countryside, swimmimg and perhaps ending with a little drink.
Btw that liquor has me intrigued as well, (I’ve made geranium sugar for years!) Many reasons why I’d love to stay at this fantastic place! ❤️

Wow I had to cath for air, because I ws so stunned by this project and the Beauty..Kosta is a inspiring Man. my family has a house too in thrace northern Greece in a tiny village, the last left among a thin settled region in the Mountains. the atmosphere is like in a fairy tale.. There are so countless much houses and entiry villages which are abadoned and the locals got no sence for those ruins ( well because those regions doesn´t provide any economic structures and work possabilities) But for Dreamers and Keepers, creative minds thats just paradise. Where theres is will, there is a path :) It my dream, one day to watch my children under the shadowof some olive trees i planted. I you only could watch them grow in such an environment.. pah *-*

I stayed at that marvelous place for 3 nights in September 2018. A absolute "must". Great, peacefull, warm-welcome place.
