Hi Wendy and Les, You have commented about multiple offer scenarios still existing several months ago but would you still expect multiple offer scenarios to continue in the present climate with BOC policy interest rate now at 4.5% ?
Great question, Michael. The short answer is yes, there are still multiple offer situations on many homes. The distinction is that a few months ago there were multiple offers on pretty much everything, but now it is more targeted towards move-in ready, affordable homes. We very recently had a client interested in a home that ultimately received 13 offers. Sellers are still holding offers a lot of the time and with such limited inventory, there is still high demand for good homes. Keep in mind, higher interest rates have a much smaller effect in markets with homes priced like the one in this video, as compared to markets where homes cost a million plus plus.
