    After travelling around Malaysia, I noticed nuances of preferences towards property types. Every location will have their own narrative and it's very interesting to me. Hence I broken them down into topography, culture, family dynamics, economic activities, and affordability.
    Although there's a standard formula to a great investment property, but those are not applicable if you're buying a home. Some like landed homes, some like high-rise, some like duplexes, some prefer dual-keys... Hence it wouldn't make sense if you refer to property experts on home buying because you should know yourself the most.

    Good summary! Properties are always micro economic things and thanks Sean for his generosity in sharing the knowledge.
    Wish to rent the duplex 😂 too expensive to own one because there's not much exit plan for its price.

    Thanks for a great discussion. You are right, different locations will have different local needs and different products. Like my case, in Sungai Petani, with so much land, one can easily get a double storey house at the town area for Rm 350K. Condos are definitely not hot here. Another interesting thing in Kedah that took me by surprise is that properties built on malay reserved land can be sold to non Malays. I accidentally bought this property in Changlun.

      @@iherng Yup, the lawyer told me when I went to take the geran,after the project was compeleted. So, with this malay land status, if I were to sell my house to a non Malay, the new owner can still sell it to a non malay. But If I were to sell it to a Malay, then habis. He cannot sell it to a non malay anymore. Luckily, it was just a single storey house costing about RM158K. Supposed to be for own stay but ended up being rented out.

    I don’t like the location of the Eco Terraces because of Paya Terubong is a densely populated area and also the units overlooking all those old and high density flat. Their concepts is good but the location is just meh.

    able to listen to audiobooks 1hr per day in car (or by train) is better than 1hr spent nowhere, so the jam isn't necessarily a bad thing.
