I have had the pleasure of watching several of your videos and am mightily impressed! So much information, great visual shots, and detailing of it all. Not in the market to buy (in Philo, OH area) but will subscribe just the same. You are really on the ball!
@@lesleymoore8432 hey thank you so much for the wonderful comment. I’m from Ohio grew up in Wilmington. Went to college in Dayton so if you need any help with any Ohio real estate, I am also happy to help. :)
It's a nice house. The en suite bath is surprisingly small for a modern home. I probably would "bump it out", that is after I make sure the wall in the way is not load-bearing. Nice size rooms. I'm surprised that there's only one HVAC for the entire house. Here in Texas, there are a lot of considerably smaller houses that are "dual zone", meaning two HVAC's.
For this size of home in Western Pennsylvania one HVAC is pretty common. Once you start getting over 3000 sq ft, that's where it becomes more common here to have two HVACs. At 3000 and below sometimes you'll see dual zones with electronically controlled dampers.
What she doesn't tell you about is all the crime over in New Kensington Pennsylvania and I ought to know I used to live there and I'm only right across the bridge from there! The whole reason I can't live in New Ken, is what it's called for short....is because I get severely depressed because you can barely go out your doors and you have to listen for gunfire 24/7! #FACT
@@bessieknox This is in Plum. A large part of Plum has a New Kensington address, but it is not New Kensington. Totally different place. Totally different vibe. They just share a post office.
@@tarasa-hurley give it time and I'm sure you will find out it's spreading all over, because some of the bullcrap has even bled over here across the bridge! And the bridge isn't just 5 minutes away and we don't share a post office. That's Westmoreland County I'm Allegheny County and you're really telling yourself it's not going to come up that way when I already know it has can you Realtors at least be honest about the area if not just look it up and you'll see the statistics yourself!
@@bessieknox This is in Plum Borough, it may be close to New Kensington, but Plum is a very safe neighborhood, and there are no statistics to the contrary. Stop being an alarmist. I have lived in Plum all my life, and the Ramparts neighborhood is very nice, without a significant crime problem.

Very nice home and a very thorough video showing this property. You just got a new sub ma'am 😎👍
@@knoname7778 thank you for watching!
I said it before and I’ll say it now, I like the clacking from your shoes. 👠 weird, I know.
Funny, I have both opposing opinions on this!
@@tarasa-hurley dunno... I like hearing the clacking😆
Your listing has this as 1994 build not 2004 as mentioned here.
