    Living in Panama City Florida for 30 years and having barley survived a Cat 5 hurricane, where our town was damaged so severely. All infrastructure was going, no electric for weeks or water, 95% of houses damaged and it has taken over a year just to get houses livable. Most Insurance companies only wanted to pay pennies on the dollar and most people had to hire public adjusters and attorney to fight to get claims paid. My house totally leveled and still have not seen any money yet. This was hurricane Michael and our neighbors to the west Mexico Beach was completely flattened. So you can have the best insurance but they don't always pay out.

    The drainage system down there is fantastic. If your house didn't flood during Irma, you can feel pretty secure.

    Hi Linda and Jerry, Great insurance information and also information about The Villages' water/flood management system. Now I understand why there are so many retention ponds in The Villages. Better to have golf courses closed for a few weeks for water management then having flooded homes and roads.

    Wow! That's an awesome price, I pay $2,600 a year just for my hurricane insurance by itself not including homeowner and flood. Not to mention there's a $16,000 deductible as well. Thank you

    I back up to the water, and love it! They water with re-used water. The ponds drains down from time to time, it depends on our rainfall how much our ponds store, or how much is needed for water our common areas. Those of us on the ponds are on a higher elevation..... and I haven’t had a gator come up into my yard yet, my neighbor has, and the gator was sunbathing in their driveway, against the garage door, he moved on after an hour. Life is Great, in The Villages.

    We were worried about the cost of insurance. Your insurance is $400 cheaper than ours and your house is more expensive. That's very helpful to hear!😎 It's also more fun and no snow! Can you cover car insurance in a future video? Thanks for a very informative video!

    Please positively confirm you have proper flood insurance. Flood insurance is usually on a "stand alone policy" through the Federal government. Hurricane Katrina victims are still fighting due to massive flooding issues with their insurance companies. Homeowners flood policies usually only cover flooding caused by broken pipes inside the home. Even external rising water from a hurricane is NOT covered by your "hurricane (windstorm)" coverage.

      Excellent point. Even a severe rain storm that causes flooding will require a separate flood policy as well. Standard homeowners policy will typically cover internal flooding caused by pipes bursting or washing machine malfunctions, etc.

      YES YOU ARE SO RIGHT!! Sadly 3 homes on out street flooded in Florida and had to pay to rebuild!!!

    Y'all should be ok. My family came close to major damage ,but to be fair we are maybe a mile from coast,and a stalled hurricane dumped almost twenty inches in one day ,that can overwhelm almost any system. But like The Villages the system worked,houses are on a raised area ,streets designed to flood if mega severe. The house was nearly an Island, couple feet in street and 30 acre lake behind us almost reached the house despite a good ten foot rise.

    I dont see a need for flood insurance. Unlike Gainesville, which is clay based compared to sand based in the villages. Drainage with zero problems after Irma and we got over 13 inches of rain.

    You should be ok,my folks live near Vero ,and our neighborhood can handle about 17 ,maybe 18 inches in a day with houses surviving.This was tested when a hurricane sat literally for days above our area,and yes the road was couple feet under,the lake behind our house was near our foundation ,but the house made it,albeit as an island! Felt bad for north of us,33 in one sitting,literally everything went under water.

    When we were on our last visit and purchased our home, we were near one of those drains on a site visit and you could hear water rushing through underneath. It hadn't rained in days so it was somewhat surprising to hear it ... the Villages agent we used told us that they were moving water. It was like a river ran under the street!!

    The snake bird was a Cormorant or an Anhinga. The Cormorant is mostly black; the Anhinga has a tannish colored neck. We are on a small lake here in Florida and we love the birds we get to see. We see the two mentioned. We also see Herons, Eghrets, Storks, many types of ducks, Cranes, and Osprey that dive from high, straight into the lake. We have large amounts of swallows that swoop and dive over the lake catching bugs. As you said, we also have gators and large turtles. Florida is a great place for wildlife. We also have turkey and deer. A bad one is wild hogs, that have done a lot of damage to yards on homes that back up to preserve areas. Do you experience these wild hogs that are an invasive species that are not native to Florida?

    I knew a lady that her prop. was like where the lake is and a gator came out of the water and ate her dog. She had to install a chain link fence to keep the gators out. They can run 40 mph. I want you to know this. Very nice area you live in.

    I hear stories about sinkholes in the state of Florida. Are there any notable sinkholes in The Villages? Any particular area to avoid that might be more prone to sinkholes? And finally, can you get sinkhole insurance, or does your regular homeowners policy cover sinkholes?

    I think you have the same drainage at your house as I did. Look up French drainage. Your insurance is some of the cheapest in the state. In SoFlo a policy with high deductible and less coverage costs an average of $3000. I know people that pay $10000 a year for a house like yours down here. (Of course a house like yours sells for about $700,000 down here. ). Did you see the orange stakes on the banks of the ponds in your video? That is where they let the water get to it’s highest point. Never had a problem of flooding. The system was stressed while I was there when we had about 14 inches of rain in a couple days. Began to wonder when there was a river of water running on 3 sides of the house to the street, but it did the job!

    The land seems so flat in the Villages, and not much higher than the retention ponds. Are all the Villages homes built on slabs (rather than full-size basements) to escape the water levels? I know it’s cheaper, too.

      I've heard from 2 different local contractors that the "lovebugs" were man made by the University of Florida for taking care of mosquitos. They failed!

    You can have a flood from your toilet over flowing. Happens with older plumbing and people not changing out old connections. Your property is beautiful. Looks like a great community. Clean and safe.🇺🇸💕

    Do they offer a hurricane rider, say instead of 2% then a flat $1000. If you are hit by a hurricane, 2% loss can by pricey to fix your home. That is super cheap for insurance, though, considering all it covers!

    Does the insurance co let you pay in quarterly payments? That seems like a lot of money to have to come up with at one time.

      It's usually escrowed into your mortgage, if you have a mortgage.

      There are gators in most of the ponds. They usually mind their own business.

    You are loaded on insurance! We didn't take the flood insurance since we aren't on water...If it gets to us, Noah's Ark will be floating by!

      Mary, you don't have to live near water to be flooded. We had a freak weather system that sat over the southern part of our state (bordering Gulf of Mexico) for 2 days that kept bringing in warm water from the Gulf and dumping it over land then going back for more! 33" of rain in 2 days that flooded 90% of the structures in our community back in 2016. Homeowners policy doesn't cover that type of flooding, only a separate FEMA flood policy would.

    Do you have to buy insurance ?? Here on Long Island we had houses under water during hurricane Sandy even people with insurance did not get paid till 2 years later some not at all ..what's the average age of a Villages resident 95 years old ?? Should those people really worry about insurance when there biggest worry is can I find my car in the parking lot I spent an hour yesturday helping a 98 year old woman find her car in the parking lot

      You're being snarky, but I'll try to interact. Today is Thanksgiving. We are having eight Villages neighbors over. Their ages are 62,60,58,68,62,66,72, & 77. With us, that's an average of 65 years old. I don't know any 95'ers. As for insurance, responsible people always have it.
