    In this episode, we will address a question from a young audience who has intention in purchasing a home.
    I like the effort in finding out the amount of loan he can apply for, and what type of properties he can get within his budget. That's admirable.
    However, I would recommend to switch the intent of buying. Instead of looking for a home, I would suggest to change the consideration of buying. Flexibility should be the main focus for the first property at such a young age.

    Like Sean said, at such a young age and the flexibility of potential job opportunities, it's better to rent first (unless if you're into the investment). When the time comes of settling down with a future family or by yourself, then buy a house/condo

    great advice as always - in short, buy now or as soon as you can, go for the highest ROI, and rent near the workplace

    I'm of similar age, my thought is few years later, I'll be able to afford better homes or I might be relocated internationally, so there's no rush for me to commit to 1 house for 35 years

      But it's still advisable for investment, just not for ownstay just yet.

    I’m 19 rn but to me, 3500 salary and wanting to buy a house is just a very weird ball to me because money is so “small” these days that I guess even a 5000 salary could keep people thinking if it’s ok to outright purchase a property. The thing is not everyone is open to commit to more affordable government housing due to consideration of the neighbours u would get and location factors. Majority of government develops are not located at prime areas to begin with. Hence the desire to strive for a better property is always there for most people.

    same thoughts as me, i look for property tht can be both rented out and own stay. first one (pama help lol or more like them using my name to help lol) at 25 near setapak (rent out altho initially me n parents like the place) and buying 2nd one in bandar utama for own stay soon but i can see it as an investment opportunity too (since near to offices). both connected to lrt since i dnt drive. if i leave the country i cn get help from family to manage it

    very tough for youngsters to buy home nowadays, rm3k pun x cukup makan...pay for house instalment, if stay further, car broke down mcm mana? its like slavery to house. Dont have extra money to paktoh already!

    Too young to buy at 23. Sekali got girlfriend need money to pak tor leh. Nowadays go pak tor is not cheap leh.
    To Sean advise you must take now.

      So the idea is to still buy, just with different intent. Instead of buying for own stay, invest in one for investment.

    To be honest, it's definitely harder for youngsters like me to own a house with each passing day because of our money inflation and the price increase of property. Even if you got 5K-6K salary per month, you still feel like your budget is really tight to buy a house. That's the limbo of the middle income people in Malaysia, can make a good amount of money but spending power is still so limited, unlike our parents' days back then when they make good money, spending power is just so much bigger.
    That's why I'm frustrated of the future, work so hard but still got nothing in return. I can really see that I'll be living with my parents till mid to late 30's if the current situation won't change for the better.

    Is it easy to rent out if you have a property? Not so easy nowadays for my case, buy a property, not sure can cover fully the loan monthly repayment

    As conclusion, 23 yo, most likely still too young to think about 1st property, you need a car (not a fancy one) first anyway unless you can have huge leap in salary, to ease commute to work etc. 3.3k myr also way too poor start the housing commitment. So chill, play harder, work harder, invest into yourself, improve your skill to earn better salary and lifestyle, that will be much better investment than into the property.

    Great advice Sean! Really appreciate it. My situation is almost the same. I’ve been passing your advice to my peers. Just wondering, what’s your opinion if I buy a property for investment purpose but I stay in one of the rooms while renting out the others?

      I'm find with that. But that limits the possibility of renting out the entire unit, and that sometimes may have the best return. So it depends on the area of your property, is it more families? Or students? Or workers?

    I'm thinking to buy a condo/residence near lrt as well. Looking for 3 bedrooms. 1 master room for me and the other 2 bedrooms is for rent. I'm not discuss with my family yet.. just thought about it a few hours ago.

    U left out maint fee. With a 300k Property. Loan @ 40 years. Instalment + maint fee will put u at 1200-1300 per month. After EPF deduction and car (if any) payment and maint or MRT fares, and others outgoings. U r probably left with only just enough money for food.

    I'm guessing the writer is looking for a bachelor pad, and rental for a cool furnished ones aren't cheap, so buying a place solve the problem and forgot need to spend cold hard cash first to make it cool

      reduce of marriage rate will directly affect the buying of bigger house, thats why it's always agenda to push younger couples to get married. It's the core for economic circulation

      @@iherng true what. i bought when i have big enough capital to sustain any worst case scenario. i took up loan when i was 29. Nothing to be ashamed of. When you are young you should focus on your earning power unless of course your have a bukit fama backing you
