I am sooooooooooo proud of her! Even though it is on camera, I would still get everything in writing. As someone who's gone through gentrification, it's hard to watch community after community change and the new people who come in are oblivious to the damage caused by said changes.
There's something really distasteful about the fact that this man bought these properties dirt cheap and then put 4 ugly townhomes on the same lot, only to charge nearly a million dollars for each one. Made even worse by the pure lack of respect and humanity towards this woman. I really don't like the way this country is headed. It is the new form of “redlining” but unfortunately re-gentrification has been going on for decades. People are forced out of their communities because of new developments … however once the “delolopmemt/building “ is complete , the people that resided in that area previously can no longer afford to return to that community! Thus being displaced. If they are homeowners they are pressured to sell or bullied to give up their property. If they were renters .. the rent quadruples so they can no longer afford to reside in their former communities. So essentially they are pushed out & the entire demographic changes in that area.

I checked the price of homes in Bordeaux for a friend around 2011-2012. Most were around $100.000, some were below that and some above depending if they were brick or had a garage etc.. Now the homes in the neighborhood are listed at $350,000-$400,000. Some of the new houses built on old .33-.50 acre lots are asking up to $850,000.
Yeap, houses were cheap in that area just 7-8 years ago. Actually they were affordable all over the Nashville metro. Now, sellers have lost their minds!
If she was using that area as hers for the statutory period she has an adverse possession claim for the property she treated as hers all those years ago
Her main problem is that the Nashville courts don't seem to think too highly of the concept of adverse possession, and it wouldn't be surprising to see the judge ask where the city records show the property line as being, if a survey has been done to determine if the fence is where the city records show the property line to be, and if there are any valid legal documents that somehow didn't get filed in the past (such as a quit claim deed for a strip of land along the property line), then order the fence to be moved to where the city records show the property line to be, if no such documents are presented.

I would hold out. Nashville has the highest housing costs in the south, meaning renting or buying elsewhere is likely out of reach, but it also means this woman can get millions off that land in a few decades
If the fence has been there for many years, how is it not on her property line? Wouldn’t the previous owner of the other property have contested the property line? Wouldn’t the city have known? When it comes to these new builders, the city is on the side of the new builder and the prospect of new revenue. She needs an attorney.

I grew up in Nashville and the entire neighborhood we lived in, which was already affluent, has been flipped with new builds. I grew up in a five bedroom house in Belle Meade, and it was torn down to build a McMansion in its place.

An interesting question. Her house is probably paid off. So with $400k in the Nashville market, she could get a different, house. Not anywhere near new construction maaaybe cash. So you live in a different house in different neighborhood? Like she'd maybe break even but that's about it. I know you can't really factor in the future home sales prices but a place next to her is listed for $849k currently, so if they build 2 on her lot, that's $1.7 million. An approximately $1.3 million profit. Not factoring in taxes and whatnot. So, perhaps for $600k it might be worth it to sell so you'd at least keep a bit of money to do something with. 🤷🏾♀️ just my thoughts

They find a few houses that are similar that have sold recently and base the price she can sell the home off of that. It has nothing to do with what happens after property is bought. Her main problem is that the Nashville courts don't seem to think too highly of the concept of adverse possession, and it wouldn't be surprising to see the judge ask where the city records show the property line as being, if a survey has been done to determine if the fence is where the city records show the property line to be, and if there are any valid legal documents that somehow didn't get filed in the past (such as a quit claim deed for a strip of land along the property line), then order the fence to be moved to where the city records show the property line to be, if no such documents are presented.

@@paulstevens7528 if there law is like most states - paying taxes is a factor (a subset of an element of adverse possession known as notorious and open use of the land) and not an element of adverse possession so her lack of paying taxes is not fatal and can be overcome by the fact that it appear her use was obvious and they even built the building with respect to the erroneous property lines

As long as citizens do not attend city council meetings, county supervisor meetings or see what the planning commission is up to, no sense in complaining. I don't know who is in the right or wrong here just by watching a 5 minute news clip concerning the situation. Regardless, this does sadden me. I grew up over there. Went to Whites Creek High. One of the few white kids in that area. A lot of memories. Some good; some bad. When I stayed over there, it was gang infested. Crime was high. I'm a native of Nashville, so I always feel some type of way when I watch stories like this. I have to remind myself that in a monetary system gentrification of the poor is a reality across America. There's nothing you can do. Accept the check from the businessmen and move, or hold on tight and deal with new construction and learn to tolerate the people who moved in from out of state. My heart goes out to the woman.
I would hold out. Nashville has the highest housing costs in the south, meaning renting or buying elsewhere is likely out of reach, but it also means this woman can get millions off that land in a few decades

If the fence has been there for many years, how is it not on her property line? Wouldn’t the previous owner of the other property have contested the property line? Wouldn’t the city have known? When it comes to these new builders, the city is on the side of the new builder and the prospect of new revenue. She needs an attorney.
She can probably sell her house for more than market value due to zoning change, and her house will turn into 4 new builds, blending in with the other 8. At some point, her house was built on farmland, pissing off a neighbor who is a farmer.

I grew up in Nashville and the entire neighborhood we lived in, which was already affluent, has been flipped with new builds. I grew up in a five bedroom house in Belle Meade, and it was torn down to build a McMansion in its place.

I saw it start after I moved to Nashville. No I am not a gentrifier, I saw the people come in, buy the home from people, fix it nice and sell for a big profit. Many sold because they could no longer afford the property taxes, they didn't want to move, their families had lived in those houses for generations.

Why is there no setback requirement there! Here in Virginia, there are laws dictating how far back from the property line on all sides any construction must be. An interesting question. Her house is probably paid off. So with $400k in the Nashville market, she could get a different, house. Not anywhere near new construction maaaybe cash. So you live in a different house in different neighborhood? Like she'd maybe break even but that's about it. I know you can't really factor in the future home sales prices but a place next to her is listed for $849k currently, so if they build 2 on her lot, that's $1.7 million. An approximately $1.3 million profit. Not factoring in taxes and whatnot. So, perhaps for $600k it might be worth it to sell so you'd at least keep a bit of money to do something with. 🤷🏾♀️ just my thoughts

They find a few houses that are similar that have sold recently and base the price she can sell the home off of that. It has nothing to do with what happens after property is bought. You can buy a house for $100,000 and fix it up, then sell it for $300,000. Doesn’t mean the first seller can sell for 300 just bc of what happens after. Make sense?
