I like TheoTown because you can play it any way you want to. Sim City has better graphics but unless you spend money it takes forever to grow your city. Combine the graphics of Sim City with the plugins and playability of TheoTown and you would have a perfect game.

I've played both of these games and i liked Theotown, they can both be interesting but simcity doesn't offer the same freedom as theotown
Honest review about both games:
Sim city is like a city builder where the progress rate is slow. Sim city focuses on a slow-paced gameplay instead of a fast_paced gameplay. Sim city focuses on "if you want it you gotta work for it". Sim city is a game with multiple challenges like contest of mayors, club wars, mayor pass. Sim city allows you to interact and strategize while also receiving and giving help to other mayors. The game doesn't solely rely on your own efforts, instead focuses on a combined co-op gameplay. Sim city offers many challenges/ tasks to tackle. The game offers limited regions. Since the game is slow-paced, few regions still seem to be alot. Sim city is owned by EA, one of the worst gaming studio, that only cares about money money and money. Sim city is hard to play, which forces it to become a p2w game. But it's still f2p, if you manage everything correctly. But the outcomes will always be different compared to the ones that are making micro transactions for every small thing. Sim city is a 3D game that allows 3d rotation 2D mode is available too. Data layers are also a big part of the game, which makes it quite interesting since you already know how to plan out your city. Sim city also has multiple building animations, which makes it quite unique. Though the animations are looped.
Theotown is a causal city builder simulator with less challenges, but hundreds of things to build and experiment with. Theotown's plug-in store was a game-changer since it enabled players to download tons of plug-ins/ assets from the store. Theotown doesn't focus on slow-paced or fast-paced gameplay. It actually depends on the player, how he/ she plays it. Theotown allows you to create your own cities, even regions! Theotown offers multiplayer server, where you can play and coordinate with many players. Theotown also offers sandbox mode, which allows you to build city without any money/ challenges and all. Theotown is a 3D game which offers rotations, however there's no 2D rotation. Theotown doesn't have much animations either, which doesn't really matter tbh.
Those who don't know Sim city was the ever first city builder simulator that was created and published publically in 1987 by Will Wright and Jeff Brown the founders of maxis studios and the lead designers of the original Sim city classic for PC. He along with his team later worked on multiple other sim city sequels, like Sim City 2000, Sim City 3000, Sim City 4, considerably the best city builder ever made in history!, and Sim City 2013, which is also referred as Sim city 5, released in 2013, was the last game of simcity created by Maxis. Later the studio was dissolved in late 2014, when Sim city 2013 flopped terribly, and EA was completely done with the SimCity franchise. Later EA along with a different studio called "TrackTwenty" created Simcity build it! But this time for mobiles. It's been 10 years now but the original creators of sim city and the innovators of the new genre are still dead.
This horrendous failure of Sim city, however, lead to creation of some of the best city builders for both PC and Mobiles, like theotown and the best city builder: cities skylines, for PC
Based on what I understand
Sim city is harder and slower but better graphics (somehow if you like those types as a pixel game lover I prefer theo town)*
And theo town is very close to sandbox with some challenges on it and more contents
In summary theo town is better if you want more contents and stuff to do with while Sim city is for simpler yet slower pace gameplay with mix of p2w stuff
There's another reason why to hate on EA because they're currently closing all their favorites game Simpsons tapped out
Sim city is slow on purpose so that you will pay money to buy in game currency instead of waiting 7 years for your factory to finish production

Theotown is one of the best, if not the best, city building strategy management game in mobile phones . It has different modes, we can control taxes, different map sizes, plugins and also, we can add manual buildings. It is almost realistic. In Simcity buildit, sometimes, we should wait for a long time to upgrade a building. But the graphics is better in simcity.
I dont know about you, but theo town gives me more real life vibes than simcity even though graphics aren't as good

Dont forget one thing, sim city series is the OG it started the city building games industry, also i know the people commenting here dont know but let me tell you that theo town is a replica of simcity 4, and in this video we see simcity mibile edition, simcity 4 is OG and is only available on PCs

Gameplay, plugins, more fun to play, less micro transactions, better community, and good devs who actually care about the game- theotown
Now don't get me wrong simcity (mobile version) is decent but it's nothing in comparison to theotown, also I do accept that theotown is nothing but an copy of simcity 4, but here if we compare sim City mobile version to theo town it's then theo town takes the dub, but I think the GOAT is Cities skylines and simcity 4, they are just blissful of a game

TheoTown wins because it has military, rockets, disasters, upgrading, plugins and lots of skyscrapers. In 2021, i found a video with someone playing TheoTown. I forgot the person who made it, but i dont really care about it. That video was industrial in a jungle. It is pretty weird. It showed me what the game was, so i installed TheoTown. I started in Theonia. I started with the tutorial. I put it on easy mode because i was a starter. It had like 1,000 people. But then... i had an idea. It was to make the biggest city ever! But it only had 15,000 people. A big gap was made and i avoided playing TheoTown.
I started playing TheoTown again and now i was a pro. I got over 20,000 people! Then i made a city the size of 160,000 people! It only took me 30 minutes to make. Then i made a city called Walker. But Walker only had 50,000 people. And i got inspiration from Enid, Oklahoma. Then, i really got into TheoTown. So, i made a ton of cities. It was the best, and there were so many plugins! I had a great time. And i still love TheoTown.
i really like SimCity, bur dont play the mobile version please! it's not that great you shoud play SimCity on pc like SimCity 3000,4 or 5 (the maps are smaller :(( but there is a mod to fix it so its okay lol

The lack of plugins in SimCity, in my opinion, leads to a lack if creativity and possibilities. Also, Theotown has much decorative possibilites. Overall, I think that’s what makes SimCity forgettable in a sea of city building games.
