the power of changing 80 yearrold regulations such as minimum parking requirements, zoning laws banning mixed use, minimum lot size and minimum lot set back. these are all regulation now being turned around since 2015 and we're finally seeing some new construction that didn't have to comply with any of these regulations resulting in more dense communities, more housing, more shops nearby, more walkability and safer environments. europe has never has this that's why their places are way denser.
