    Scenario: With 5.1% Gross yield. Net Yield after major exp interest only 7% = (1.9%). 6month cash deposit 6% - RWT 33% = 4.02% Net
    NO wonder all the investors ve disappeared.

    I own some land freehold, I have been looking at some relocatable 2-bed homes for around 140k delivery inc, + 30-40k reno's
    If I got it on the land, Parkvale Tauranga, it would have a minimum valuation of 400-450k, with similar homes renting for $550-600 pw
    250k in equity, with about a 5.7% gross yield on 450k valuation. on the road, cheers for the good information lads!

      How about cost associated with the council. I have a piece of land in Huntly, have been thinking of buying a relocatable too but costs quickly escalate once you include consent costs.😢

      I am doing the same. I have land in Southland and building 2 bedroom unit. Build will cost me 200k including council and everything.
      Rentals appraisal is $430 per week. I guess good yield
