      Long process. It takes months sometimes 1 year or more depending on if all steps have been done properly without errors. It’s very technical.

      if the tenant files Chapter 11 you have to join the court process, which may take a year or two or longer. and that's legit; thank God we only had to do it once in Calif. with a home we owned clear title, so we could take the hit. Lots of landlords couldn't. They have maintenance, taxes, and mortgages to pay.

    all the apartments in escondido are like this, even haven 76 which is 3.5-4k monthly for a 1 bedroom , tweakers hopping fences stealing shit, homeless people doing the same, it use to be alot worse when I was younger with the gang shit but the injunctions and rico sweeps have mellowed that out a lot

      gang injunctions have been fought by ACLU in South Central and LA County essentially can't enforce those injunctions. Other counties may but I know 9th Circuit has emasculated PDs across 9th circuit

    I used to lived in those apartments back in 2008. There is a car wash next to where our Unit was located, but back then the homeless would stay by the car wash or the shelter down the street. Went back to Escondido in Xmas to visit family and it has changed since we left 2 years ago

Over a decade ago, I caught someone breaking into cars in our neighborhood, but that is the only negative thing I can really ever remember happening on that street in forever. I go out walking all the time, alone, with headphones on in that area. It ain't a rich part of town, either. It's over by the Escondido Auto Park.

    I lived in Cross Creek Apartments for 2.5 years. I have zero sympathy for them. The owner, a millionaire, runs his own private water utility company and of course, Cross Creek uses that company to supply the water. They bill the residents on the 7th and give you just a few days to pay or they tack you with a late fee. Its a total scam. When I moved out, they charged me for cleaning and painting even though the apartment was cleaner than when I moved in and the walls had 2 pin holes from picture frame brackets. They even tried to ring up some other BS charges, but I told them that if they do, I will sue them, and they backed down. They still kept most of my deposit. That Kathy broad is an old witch that cannot be trusted. DO NOT RENT THERE!

I think we had ONE Chap. 11 issue and a few who transferred out of state and owed us bad rent. a year or two later we got it willingly and without asking.

      @Blue Rider I was homeless in SD for 6 years. I wanted desperately to be out of it. No matter how hard I worked, no one would rent to me. They told me the rent-to-debt ratio was 3x. There was simply no way I was going to make that kind of money in that environment on my own at 20 years old. So, please tell me where my choice was.
      When I found myself without a house, getting back into one was nearly impossible. Believe me when I say I tried everything. "There's places you can go..." we are told. "There's places...." I went to some of them, and could not get in because they were too full and this was 20 years ago. I can only imagine how bad it is for someone in that situation now.
      Human beings will do what they need to do to survive. There is absolutely a point at which you'd eat garbage, and you'd be thrilled to have it.

I have been stuck in a situation where I am ABUSED by drug chemicals and gas from addicts. I have tremendous empathy for homeless. I was also. But these folks that kill and maim others do NOT DESERVE HOUSING. Period. No iffs butts about it. My life and money were stolen by these sociopaths and I almost lost my life. These folks have not been evicted...and they should. It is their choice to destroy their prospects. They should never be allowed to take others down with them. My neighbors hurt animals, children and tens upon tens of others. This is why they deserve the streets...so that folks like you have a shot at life since they pissed theirs away.

    I'm a CA landlord and they have my sympathy. The liberal politicians who run this state have taken away so many landlord rights. People don't pay rent, trash the property, and the law protects them, and we can't evict them I sold 4 houses 2 years ago because I couldn't evict the tenants and the only way to get rid of them was to sell the property.

    It cost the owner 10 grand to get the evictions going so its expensive the best hope the tenant leaves. And even if the process is started to evict someone it takes months to finally reach the sheriff to kik tenant out

    That lady wasn't telling the truth about filing an eviction notice. Had she filed on the first time the rent was missed, they would have been out of there by now. Actually, if you listen closely she says something like, I started filing a letter of eviction but.... She ended up saying by May, but the LEOs said it was many months later. They're still there because she's not doing her job. And please don't mention her fearing being threatened. She never said anyone threatened her. She never mentioned it once. There's more going on here than meets the eye.

    Something is partly wrong with how the place is being managed. I'm not sure if the lady is a full time manager or part time. I imagine she probably works 9 am to 5 pm Monday to Friday but it seems like this property needs a 24 hour on-site manager to deal with problems immediately as they occur as well as another security guard or two. The company that owns the property probably wants to operate "on the cheap" by only paying for one sole manager to handle everything but look at all the property damage. And new tenants are not going to want to move in there in the state it's in. I feel like the trouble makers are probably showing up after hours when they know there's no management there. Also, someone should be walking the property multiple times a day, everyday to check on the cleanliness of the area and checking for squatters. It's like problem people got in there and stayed for a while and then other problems upon problem occurred. Grocery shopping carts and personal belongings can't just be left in the parking lot. Toss that junk in the garbage right away. If people come back and find the stuff they left gone they'll stop leaving it there. Those machetes look like lethal weapons to me.... Apartment management needs to work with a representative of the local sheriff's department to see what they can do to have troublemakers cited or arrested. It's impossible to believe in all the times deputies were called to that property they weren't able to prove who was culpable and what crimes had been committed. Therefore the offenders keep doing what they're doing because there are no consequences. It's basically a waste of county law enforcement resources.

    They can’t find any crimes?? It’s private property. They are trespassing & trashing it. This is every managers nightmare & renters don’t realize the bs we have to go through & that we do care but sometimes it’s completely out of our hands!! 😓

    I hate how everyone in renting gets shit on and there's no one to really point the finger at. Renters have to suffer freeloading unruly tenants and the decent tenants have to suffer greedy renters. My rent has gone up $700 since we moved in.

    Evictions aren't being served, because the police know that there is already too many homeless people in SD and the goal is to decrease, not increase the homeless. Better to meet the tenant where they are and work out something that is copacetic. Landlords that have no compassion, and just want to milk the public for every dollar possible, deserve this kind of treatment in my opinion. Talk to the tenant... damn... get them help! The poor kids parents... both of them in fact, JUST DIED~~!!

    Myself as a district manager (former property manager) easy.. don't do section 8 or tax credit, I would tell my leasing agents to not let sketchy looking people apply, to tell them that we are at 100% capacity.. I know I know you might call me racist or say that I'm violating fair housing laws, well I'm not and it makes the property a better neighbourhood and safer
