that's a very good question. I checked and it seems like the "subsidy recovery" will still need to be paid when the first owner sell the flat, regardless whether you got grant or not. it's basically against the valuation or transaction price whichever higher. see point 8 in this link www.hdb.gov.sg/about-us/news-and-publications/press-releases/Oct-BTO-launch I could be wrong though, if you want to be sure, the best is to ask HDB directly. good luck
