- The plaintiff says the defendant offered him oral sex in exchange for rent after he rented a house to her. He denies anything happened because he’s been married for 50 years. He’s suing her for damaging the property. The defendant insists she did perform sexual favors for the plaintiff in a strip club parking lot. She says he’s suing her for more than she owes.

Mold (like that) doesn’t grow overnight. The owner is obligated to inspect from time to time, check the grounds, mitigate damage & guard against being/having a “nuisance” to the neighbors who own other lots nearby.
Owners pay the mortgages & taxes, they hold the title & if they sell the place, any proceeds go to them, unless it’s debt or lien-obligated.
Any location with health hazards, safety hazards, structure hazards, or notorious crime is usually difficult to sell & is also subject to being condemned by the zoning enforcement.
So the owner has a limited time to put in the work, save receipts, take B&A photos, & file a claim-if they plan to be reimbursed for damages by their insurance, or by their tenants.
