It is really nice, except... I just don't get it, why the first "floor" is so high, and the loft is only a few inches high. I just don't get it. Am a little under average height, so this situation would not be necessary for me. Nevertheless tiny homes seem a good idea, in general.
The storage in the kitchen is top notch and very well thought out. I don’t think I’d need the 2nd bathroom I would have a stackable washer and dryer instead and have more storage where the all in one is. Maybe a small dishwasher
All I gotta say is... WOW! Love this. I wish they were legal in my area. I may have to move to another state when I retire. Oh, and I really love the master bath shower and the living room picture window.
Things awesome. I would definitely live in that. If you were in a touring band it would be ideal to go around the country in comfort in. Enough space for 4-5 guys or girls. They really used the space well. Great design.
I think I'd put the loveseat/sofa against the accent wall, move the mini split to the right, and hang my TV on the left side of half wall of the loft. The way they show it in the floorplan, the sofa blocks the stairs.
Great design! The only things I would change are that there is not a door to separate the bedroom from the living room & I would want the windows behind both toilets moved to the side of the toilets so that I could add storage cupboards behind the toilets without blocking any windows.
Zach from tiny home nation is the best builder. He utilizes every space and go along with a persons budget. He includes everything necessary and expected, even for a family. Id rather he build my home than any of the companies.
LOVE IT. The only 3 things I'll add are: 1. Lower the loft bedroom height (decrease the kitchen roof height) so the the top bedroom will not feel too claustrophobic. 2. . Extend the width of the frontside pop-out, move the water sink to the right side, so I can add a 2nd shower on the left side. 3. Put a barn door on the master's bedroom entrance to fully separate the room from the kitchen.
A lot of people are shocked what modular homes or manufactured homes look like or come with on the inside these days. I am not shopping a tiny home but I am ordering a manufactured, buying a lot more land and a manufactured and still comes out cheaper than some of the worst fixxer uppers around here.
It is such a spacious Tinyhome... but, if it was me.. the "Loft", perhaps dropping partial of the stairs so when you go up there you're still standing on a walkway of the floor (standing upright) maybe just a space between top of your fridge..place stove otherside... extend kitchen counter just to fit the stove... now the stove not where it's at.. now stove not there.. more cabinet and drawers.. now since the floor (walkway) dropped down it may continue going to the bathroom.. swap the washing machine and toilet .. so you don't bump your head from the walkway as getting up, it doesn't really matter because as you sit.. your motion sitting down is in angle. But I would swap toilet/w. machine.
That's a nice one! The bedroom size is nice, and the shower is very classy. Nice kitchen space...all in all a nice tiny home. Also I appreciate the natural light.
Why bother adding a little stick-out bump for the shower when you can just make the whole thing that much longer and have some added storage space inside next to the shower?
I love the double talk. Pure genius calling a mobile home a tiny home. Now you can build smaller products, use less material, and charge the same amount of money. It's also cheaper to deliver because they are lighter. The consumer is going to be totally unaware because of the whole tiny home... They think they're going to save the planet when they're really just getting screwed over.
I like this but I would lose the loft and add more ceiling height to the whole unit. Most lofts are tough to use unless you got little ones. Plus this allows you to use the feature wall as your TV wall for the living room.
Is this meant to stay on wheels permanently? Is there easy acces for sewer/water/electric hookups? (For example, can those to be handled as if it were a motor home?)
With this small footprint, I don't think you need the half bath. Loft needs another 18" of headroom to make less claustrophobic. Price is the same as a bigger modular home. I'm passing on this.
For a prebuilt THoW pricing seems reasonably competitive? I've only got other TH-cam vids to go by, I'm non US. RE: the half bath. That space was used anyway for the heater / washing machine in this layout. So it's either more storage, or an option to keep guests out of your bedroom. I do agree on the headroom in the loft. 18" is about half a meter of extra head height. Makes it a lot easier to crawl around up there.
For myself I don't care for those 'tall' windows as they make it too visible inside limiting privacy, but more importantly safety and security wise they're not good in that respect. Least we get into how much it would cost to replace one. Thank you Kerry!
A they really limit the placement of furniture inside. Unless you don't care what it looks like from the outside if you end up putting something against it.
No matter how long or high it is... That 10ft wide part is just too confining to me. My ex lives in a tiny home and it feels even worse in person when you sit on a sofa looking at a wall directly in from of you. These things only need to be 10ft wide to transport them so why don't they have big slide outs like an RV? I think that would be much better than a loft and staring at a wall. But thank you Kerry for showing all the small homes that you can find, they're all worth seeing and your videos are great.
That's definitely a good question; Why don't they have slides like an RV? The only thing I can think of is that it has something to do with financing since adding slides would disqualify it as being considered a "tiny home" and, therefore, it would no longer qualify for financing available through the conventional and non-conventional market since it would then be considered a fifth wheel. I hope that makes sense!
Sorry but you evidently have too much stuff. I’m currently in a 600sf stick built home with a living room/dining room combo that measures 10 x 16 feet. Like this TH I have a large window therefore giving the illusion of a larger space. My master bedroom is only 10x10. I’m quite happy with my little house and actually have looked at a similar single floor model that they make that’s only 400sf and considering it for future downsizing. That’s why they are called “Tiny Homes “ because they are. No offense, just my opinion. 😊

The loft needed to be a foot higher. Too too low to be comfortable. Even the roof tilt should have been, on the side where the stair is located, for easier access. NOT WELL PLAN.
Extend it on the master side for stackable W/D in master bath and add his and her closets between master bath and master bed. So adding approx 3 times width of master bath. And a bathtub also instead of walk in.
What is the point of the two bathroom oriented dog houses hanging off either/both ends ??? I kinda get the front dog house - it’s often used for propane tank storage, generators, or other storage on travel trailers or mobile homes as it sits on the back part the towbar/“hitch.” But hanging off the back makes no sense whatsoever - you might as well extend the whole unit the full width. It’s like they forgot the bathrooms and decided to add them on piecemeal. The other stuff are nice amenities, with high ceilings and lots of windows and all, but the loft is low (you need to crawl into bed, and the ceiling below is too low to comfortably cook in. Our family has been in this business for 4 generations - this design is for the birds - I would never stock this design & would advise against ordering it. Extend the box the full length and ditch the loft. Then you got something.
Nice aesthetic... too bad the master bedroom isn't...the loft ceiling is too low, the kitchen ceiling is too high, the staircase is on the low side of the roof pitch, the "secondary loft" is unusable as a loft and storing anything up there other than potted plants would be an eyesore, countertops are blah, the water lines under the bathroom sink are routed incorrectly and there are no closets or room for chest of drawers in the bedroom just mini wardrobes! If anyone sleeps in the loft they're going to have to trot downstairs in the middle of the night to use the half-bath! Later they will have to trot through the master to use the shower...forget taking a bath, that option has been deleted! So children or guests will have to wait to use the shower! No, this is a limited use home for a small market of single people or young married couples! So after you shell out double of what it's actually worth you still have to buy land to put it on and civilize it with a patio, porch sidewalk, and landscaping, that's another 100K to 150K, so now you're at $230K to $280 then after all of that it won't hold its value like a home. The appraisal for it's value will be nearly impossible! Unless you have money in the hundreds of thousands to burn, you're better off getting an entry level home in a residential! And all of that because I haven't gone through with a fine tooth comb!
Windows to the floor look nice until you need to place furniture against them. They create wasted space. Half bathroom is totally unnecessary. Looks pretty but not practical.
Looks really good. Don't like the black exterior or black on the interior, just too much black for my taste. The main bathroom is excellent, I'd love to see a small tub instead of that small basin so you could wash a dog or even take a bath if you wanted to. The kitchen is excellent, though I'd rather have cabinets on the sink side instead of shelves. Don't like the interior white panel walls, I'd rather have more of a cabin type of feel. The half bath is cool, though I'd rather try to make that an office or just a storage room. Don't like the loft, but I'm not a fan of crawlable lofts, they just seem a waste of space to me. Don't like the mini-split being basically at roof level on the front exterior, but that gives you that half bath space. Overall, really well done and my gripes are easily remedied and of course, just personal taste.

These homes have a maximum height of 13’6” so you can’t really make the loft bigger unless you lower the roof of the kitchen and bathroom.

I am almost 60 so no stairs
But everything else is super Nice
