  • We all know NYC rent is too damn high, but it was possible for me to pay off $50,000 of my student loans within two years living in New York City with NYC affordable housing lottery! Not many people even know it is possible. Majority are familiar with the low income government affordable housing program, but did you know there is a medium income affordable housing program that majority of us New Yorkers would qualify for? PLUS you'll get a nice newly renovated apartment too! In this video, I'm going to go over what exactly is the NYC affordable housing program, how I did it, and some tips I have for you!

    Applied to these as a Deaf person and happy to see there's a preference! Also, if you do happen to have a sec 8 voucher you can be in any income (lower than the minimum) and still apply because the sec 8 subsidizes the rent up to the range. The only thing you have to look at is the rent they are charging because it must be under the voucher payment standard but that's still one way to get an apt. They all take sec 8 vouchers as well.

      Rent could be over payment standard but the difference can't be over 40 percent of the payment standard

    I did want to note that the lower the log number, the higher the chances which is randomly drawn at the lottery closing. I stand corrected that the time you apply does not really affect anything, but I still highly recommend you to be vigilant and check every day for new lotteries as some go by very quickly.

    This is super helpful for people who are trying to figure this whole thing out!
    I just want to clarify some points you made. NYC has public housing which is what you mentioned in the beginning. That government funded housing is not just large brick buildings, there are many types in NYC. NYC also manages section 8 vouchers which is a federally funded voucher that tenants cant take to any unit as long as the market rent qualifies. Tenants will pay 30% of their income and will recertify every year, not every month. Sadly, the section 8 program is closed and not accepting applications.
    There are also other types of privately constructed and managed affordable housing that uses funding from the federal, state and local government, not just the 421-a tax abatement. I think you meant to say median income not medium-income. Developers who use government funding to create housing are able to create units based on different percentages of the area median-income (this is determined by the federal government). Each affordable housing program used is unique and uses different types of funding sources such as low income tax credits, low interest city loans, bonds, grants, and mortgages. There is low-income housing, mixed-income housing, supportive housing, senior housing, etc. These are the units that go through the housing lottery.

    Great explanation! Pretty sure not a lot of New Yorkers know that you can apply to multiple units for affording housing. It may be a lottery system, but you still have a chance as long as you provide all the required documents.

      I know! I applied to over 20 before I got called. Honestly still getting called even now. Preparation is king here because once you’re called, it’s a race against the others.

    We applied 10 years ago finally our number came out went to see the apt too .It’s in lower east side but Now we have a house in queens so not sure we will still approved or not .We have mix feeling.It’s been 10 years so many changes as well .

    Congratulations and best wishes to you. I always get excited when I see others accomplishing great things. I do have a question, you know how on the old housing connect website they asked us for our income, and asset information in our savings and checking. In the new housing connect website launched in July it only asks for our income information not asset information. Is there a specific amount I need to have in my checking and saving if I’m selected? Other then the rent and security deposit? I’ve seen other videos and some people say too much in your accounts will be counted towards your income so it’s just really confusing.

      Great questions! They just want to see you have money in your bank account and that you have a healthy deposit every month. They still do check, but your profile less so as it does fluctuate after all. It would be good to have at least two month’s rent ready: the amount does differ based off of the income range of the household income. If you’re going in alone, it is okay to have a bigger amount than if you applied with someone else. I haven’t had the problem of having too much in my bank account, so I don’t have an exact number for you.     Hi, Christine i was watching your vid of your Accenture interview. I have one coming up soon and they mentioned the "Technology showcase". Do you have any advice or tips on how to succeed in that? And also do you have any advice or tips on doing well on the "Strength-based question and case question".

      I have heard of the technology showcase through a few who have gone through it! I’m not entirely sure what you mean by strength-based question and case question, though. All my knowledge of the current recruitment process (which changed a lot due to COVID19) is through what people have told me. My suggestion is to join the Technology Consulting Community FB group. I made a thread for Accenture and a few spoke about their process there.

      The income range they ask about is big dictated by your assets but having too many assets can hurt you. That is something you may need to ask them.

    Hello, and thank you for your research and for all the information. I am single low income, retired, disabled. When looking over affordable housing, the required income in order to apply always exceeds what I can afford. Can you let me know what options are available, if any? I reside in Manhattan and would like to stay here. Thank you.

      Are you looking at the low income government housing? The 421a program I’m talking about in this video is more for median income. You should also be able to look into housing for the disabled too because I believe that is a special program too. It could be tough to stay in Manhattan if you didn’t already secure affordable housing years or even decades ago.

      10557! I wouldn’t say it’s low but I also wouldn’t say it’s high either. It just matters on how many people were ACTUALLY qualified (most people apply to everything regardless if they were qualified or not) and responded to the initial email because they give tight deadlines. I got my email and only had a week to email everything over. And each deliverable was time sensitive too and didn’t give much room to budge.

    Hi Christine! I been looking for information about affordable housing because I am planning to move out my parents' apartment and get my own apartment, and this video is really helpful. I would like to ask, what happens if I don't have rent receives or a lease? because I live with my parents and I do not pay rent. How it will be for me? will it make my application difficult to be accepted?

      That shouldn’t be a problem! You’ll have to let them know that and they may ask for your parents’ lease instead. I’m not entirely sure how it works with that, but I know it’s not a problem because I know people who have done it.

      I paid 2,250 for a one bedroom apartment in Williamsburg. The market value of the apartments in the same building have it for over 3K. It’s still not cheap, but it’s way lower than average rent. The low income government housing rents as well as some medium income affordable housing units are way lower.

    Can college grads apply for these housing? I don’t currently have annual documents or paystub yet because I haven’t started working. But I do have an employment letter.

      According to their website, I don’t see why not as long as the employment letter (different from an offer letter) shows the salary as well as your start date.

    What if this is your first apartment ? How would you show prove of prior lease if you are living in a family house !

      You wouldn’t need to then! That just makes the paperwork even easier.

      Just make sure you have a good credit score though because they use the paid statements as a way to see if you’re a good tenant.

      @@ChristineWong that’s for sure . So I could have potentially gotten a few from the past website but come to find out I didn’t put the correct amount of my yearly income ... so my inkling was that if I put a way lesser amount that I would get chosen faster .

    hi I really appreciate your videos! ive been applying for the lotteries with my sister for us to move out together but lets say that in a few months she decides to move with her boyfriend or changes her mind. if my income is still in the range for the lottery and we get called, would that be an issue?

      I don’t think it’ll be an issue if your income is still in range! It’s only an issue if it’s no longer in range because it immediately disqualifies you. I heard cases where people get promotions and now are too high of an income. That’s the downside of how long these programs get to find new tenants.

      I’m not entirely sure! I tried to see if there was a way with the new website, but doesn’t look like it’s possible. With the old website, I didn’t know about it so I didn’t try either. I would comment on that video asking how they did it!

      You definitely can and it’s encouraged so you can cast your net wide! I would recommend you search up the address and see the photos of the neighborhood and apartments are what you’re interested before applying though.

      @@annamay520 so that’s likely your lottery application. HPD application is what property management usually sends to HPD after all of the due diligence but before the lease signing. They’re probably just doing their due diligence and credit check now.
