The new builds out there are incredible!
Encino homes offer great lots and large yards with often plenty of space. Sadly they focused to much on the driveway they could have made more out of it.
In Encino you can find beautiful homes with clear wood, that's why I love it! I love clear tones, they are so warm and comfy.

You need a cut of the commission if/when this home sells. Your vid is WAAY better at showing how nice this home is than the pics on the MLS. As a (neighboring) resident of where this home is located, and have seen this home in person, I think its overpriced by about $2mil. Listed price could reflect the A-List celebs who live on the block and in the neighborhood though.

Nice tour, but these modern farmhouses are a dime a dozen in the valley and they all look the same. The throw them up like they're going out of style.
They are of pseudo older design and might be future proof. Modernish mansions all look too similar to hold any value for eternity, or even to hold against 20 houses on sale with similar solutions to all problems.
Yeah, Encino acts like all they can build is modern farmhouses right now. 😆

Nice house but your presentation of it was better. Wondering who will buy these homes which aren’t that unique - especially with Hisense appliances. Would be interesting if you can talk about the biz model. Price of land, price of build, margin for builder, etc. May not be the right channel but think other viewers would love to understand

One year on the market and priced reduced from $8.5 million to $7.5 Million and still not sold. They are massively overpricing this place.

This is so exasperating that developers, planners, architects, and stagers don't understand that where ever theres a place to sit...there needs to be media entertainment for the common area. Even if you don't stage flatscreens in common areas there needs to be electrical outlets for the option to hang a television or micro-LED wall. Staging office areas is not my preference because guests need places to sleep above a finite office. If I choose to convert that space, I WILL DO SO! Those shelves add more work and cost for buyers, unnecessarily. And again, every bedroom needs planning for symetrical media. Flatscreens beling over fireplaces! Everyone on planet Earth watches television while lying in bed.
P.S. there should also be a flatscreen wherever thesre is a single standing soaking tub. Practicality dictates you'd spend hours soaking...why not be informed or entertained..."no brainer!" Every 5mil dollar home and greater needs an elevator. Not to mention 1/3 of buyers wealthy enough to purchase these homes are 65+...they need ambulatory accomidations! That picture window opposite of the entrance is "lazy and cheap planning! What view are you capturing? Totally unnecessary! That whole wall needs to be pocketed sliding doors connecting adjacent bedrooms! This is a beautiful property... Why would you deny it the full expression of its potential? Just poor and lazy planning.🙁
