    What a lovely little property.
    The selling point for me was when you opened the window and you could hear the subtle noise of the wind and children. It felt incredibly wholesome.

      Well, it makes me happy that that you noticed that as well...cause that was the final nail in the coffin for me when I decided...I want this place. I had the same exact reaction. I have been here 23 years. As you can see from that # of years...I aint ever going home hahaha. Thanks, my Japanese has its good days :P

    What a lovely house. I think they could have found a better place for the sink out there in the hall though… I would like to ask one question - In the bathroom, what is that fixture on the wall on the right for? It looks like a shower but it almost looks like the end of a bath cut off and stuck to the wall or a receiving fixture for a wheelchair… I’ve never seen anything like that in a European bathroom. Interesting.

      Thank you! That is for people to put stuff on but they are usually full across with the gap. That may be to make it easier for a small stool to be used. Most aren't like that. They are full across.

    the only thing that i see u need to do is grind the wood floor in the house and seal it again with the right material and u dont need to replace the floor in the House or am i wrong?
    I like this place and i didnt see the video to the end as i was writing it. am still at 6:42 but will see it till the end.....

      have fun cleaning the Bathroom....but would be worth it with how much the bath costs :D

      The person who did the wall paper forgot to clean the glue off the floor...so I assume a good cleaning should suffice in this situation. Yeah to replace the bathroom would be a waste of 1 million yen ($10K), so hope cleaning works. ;)

    No backyard, no fixed garage, the possibility of being disturbed by gas trucks once a month. But the house is good enough to rent. Btw, what is the distance of the house to the nearest train station?

      No backyard and/or fixed garage in Japan is quite common anywhere central. Gas trucks..no biggie. The house is 15 minutes from a smaller station...and 30 minutes to a bigger one. Also quite close to the river and many many parks.

      @@yos2303 Exactly. It's close to a busy highway...and a station or 2...but closer to a quiet river arakawa and nice parks. Perfect :) To each their own, but I prefer peaceful.

    You're doing a good job I like the houses as you show but I wish you would kind of show out some houses that are not too far out of the low price range near some military bases like Yokosuka at Sugi sizable some places like that you know maybe abandoned houses that's been slightly remodeled that is possible to purchase or get for low price

      2 months ago you you videoed a house Akai House 2 months ago that was that's exactly what kind of a house I'm looking for to Tommy's Japanese style and everything what did that house sell for if it's sold and where was it located those are the kind of houses people like myself and other people were interested in not modern day little tiny houses that's too expensive

      I usually only look at place that places that are affordable. Usually in the 80K to 160K price range in Saitama and Kanagawa and outers of Kantou (outskirts of Tokyo), which isn't that far from Tokyo. Actually all pretty decently ranged. You can find some really cheap houses out in mountain etcs...however it's harder to make money as an investor as they are hard to rent out. I find the best value to be had is JUST outside major cities. Prices have been rising recently these days though, so finding stuff under 100K has become a lot harder.

      @@mariondavia8178 That place didn't end up selling as everyone was trying to low ball the seller, so he ended up just giving it to his kid. I really wanted it, but wasn't willing to go higher as there were better ROI investments, but I agree 100% that it was a lovely place. My man cave right now is the only place left with Tatami mats as they are very hard to manage with renters...as renters destroy them and they cost money to replace.

    I heard that some newer Japanese houses are constructed with an assumed 50year life span. Is that true? Is this houses wood frame? Composite? CBS? Or pre-fab slab construction? My friend is considering returning to Japan to retire within the next year. I lived in an older traditional Japanese style house, but I would also like to return, somewhere with a nearby ex pat community.

      I honestly think all Japanese houses can last more than 50 years for the most part. The frames are solid. But I prefer it the way it is, so you can get some good deals on older homes ;) Expat communities are too expensive, but if you got the cash then go for it. I prefer to be where it's quiet. :D

      12.8 was asking.. I got it for a little cheaper. But it's a little less than normal as prices in that area have began to rise.

      @@PrimalRage-om8uz I felt the EXACT same thing about Vancouver...no way I could marry a modern woman and the realestate was rediculous. I really like Thailand, but I can never pass up the safety, stability and cleanliness of Japan...and all those countries are a short plane trip away. :D The Japanese women are easier to get, however, some turn into demons once married. haha But then again..anything is better than the modern entitled woman. I don't want to assume everyone is like that ... however enough were to put me off. :(

    It is not a problem to buy a property in Japan. Getting a long-term visa to live in Japan is way, way more challenging.

      That is a very good point. However, it may be easier/cheaper than a lot of countries out there. But I always tell people to come and live here for a bit before you decide anything. Japan is a great country, but not for everyone...especially for people who want it to be like the liberal West.

      @@KickAssets I am in Japan at the moment and while I would like to stay in Japan getting work here is a struggle. I have 2 bachelor degrees but everyone is asking for N2, N1 Japanese. I understand almost everything in your conversation but speaking is a bit challenging for me.

      I am still in the process. With this property there appears to be a lot of people on the documents...so they need to get all relatives to sign off. Kinda has me worried, but I am praying it works out. The waiting is killing me lol

      They are actually pretty good stairs and even have a handrail. I've been to see a lot of places and those stairs are top. Guess it was my camera angle lol

    Thank you for another excellent video. I really like this one, except for the sink outside the toilet area. Are you renting these out once purchased? If so, isn’t there a 2% annual tax for doing so? Also, do you rent more to Japanese or foreigners? TY.

      You're most welcome ;) Exact same...love it..except for sink, which I am willing to live with. Yeah I rent them out. Never experienced that 2% yet. lol. I used to mostly do foreigners, but in all honesty, there have been quite a few bad apples, it gets tiring dealing with some of them. Some of them are so entitled. lol Japanese rarely give you hassle, don't run on bills and don't complain. I've had some really good foreign renters as well...but I think I am at 50/50 right now, so I am starting to sway towards Japanese or at least be stricter and get more money up front when dealing with foreigners. lol

      @@KickAssets I think the tax on property is roughly 1.4% + 0.3%. I had heard somewhere that’s why a lot of Akita’s are sold. I thought this was a landlord tax, but I think it’s just the property tax that applies to everyone rounded up to 2%, unless I’m missing something? TY.

I graduated Tupper in 1978 and lived in Japan from 1982-1991. I always got home sick in Japan at Christmastime. You can only eat so much Kentucky Fried Chicken. I could never live in the inaka suburbs like you. LOL. I needed the big city Japan, preferably Kyoto, where I lived for 4 years, the rest in Tokyo and dirty Osaka. M

      @@modtomodern Yeah even though I was poor, it was a great place to live back when Vancouver was an amazing city. I don't like the way the city has become...especially un-affordability and unable to save. Japan allows for both of those with many areas of Japan being very affordable. You lived here when it was inflated, but now it's Vancouver that's inflated. They tried to beat me up, but they could never catch me :P East Van temp area was a lot tougher. I really enjoyed living near Riley Park...I was the floor hockey king back in the day...Temp area wasnt so much fun. What brought you to Japan? ANd eventually leaving? I've been here 23 years and plan to die here. lol

      Not worth the cost. More smaller rooms is better in Japan as it gives privacy to more people and easier to keep heated/cooled.
