- Over three decades ago two brothers set out on an audacious plan to build a township on the outskirts of Mumbai. Today Hiranandani Gardens at Powai is a landmark township that many others aspire to emulate. In this show Niranjan Hiranandani shares the reason for building a township and the challenges associated in building it.

One thing i can say about this guy that he cannot compromise with the quality, he js a very visionary person.
They had not deposited their employees' PF deductions, with the PF department but used the funds to buy land and carry on their projects.
Lodha also does this.

Sir i stay at ghatkopar and when i was in school 1993 i visited from hill connected from ghatkopar to this powai place and when i grew up i started going this place i liked so much even i said this is the place none compare to any other city in whole India. I never found as my likeness i like it so much. Even emotions are attached to it. I still love this and i would always love this. You really pour your heart into it which can be felt. Salute for NH's dream and vision; more kudos for having the guts and business acumen to carry forward his ideas to fruition. He is still grounded despite all the success. He sounds human and so sincere when he says, he would have earned more money today had he retained 5 flats, i.e., more than what he made then selling his 200 dream flats. Apparently still many owners did not get the OC since decades as it was in a legal tangle as these buildings were supposed to be for LIG(low income group) section of the society.
I know of people buying these flats from 2-tier or 3-tier political party workers who got these flats through the LIG quota. All’s well that ends well!
Even the powai Hiranandani was in some legal trouble, I don't know what is going on right now.

Mr. Hiranandani himself didn't expect the prices of real estate to rise to these levels.

We dont have quality places like these in India.
I recently saw the GIFT city in Gujarat with world class infra and the best 30 story office building I had seen in Delhi / Mumbai.
After that, i knew that I wont live in a place without underground sewage lines / electricity / water / etc.
But they have distroyed forests breaking forests law and giving bribes to govt. And now people shout to save environment etc.
And many of those must be same staying in such buildings

Please come to Hyderabad and set bench mark to hyderabad builders here very high prices for less quantity and too high prices for medium quality,no one bother surroundings like you,, may be strict laws required for approval to construct,or builder mind set need to change.

@@vikassughand5652 he got land at dirt cheap prices as hiranandani land is goverments and was given to him to build low cost housing which he...as usual it is with builders........did not build any low cost housing at all. there were innumerable cases against him for that(yet might be)but nothing ever happened after he usurped the land(technically speaking)which was meant to reduce the housing burden on middle class and lower middle class families that side of Mumbai.
How long do these buildings last?
Typical flats lasts for 90-95 years. These were made to last longer. So i think it will easily cross 110 years.
