Thank you so much for that information I lost my husband this past August 2021 and we did not have this information. So I'm trying to let people know to have your paperwork in order. The house was in his name only. I did not want to go through probate. So I was going to do a spousal petition. But something else came through I will let you know once all the paperwork is done so you will be able to give your clients the information.

Thank you, very helpful and concise, but most lawyers are asking for a minimum of $400 per hour to help with writing up a Living Trust, that's simply is being too greedy. No wonder why lawyers have a bad reputation.

Thank you for the video. Both of my grandparents passed away 11 days apart suddenly last year. My mother took care of them and payed all the bills but the house was in my grandmother's name. Once we get the deed transfered into my mother's name how does she go about getting the title in her name? Thank you so so much for any help or advice.

Great info. please answer: Father passed away--- no will- no spouse- 4 offspring, House is paid for- no leans or encumbrances , two sisters not answering pleas to contact. Is there a statute of limitations on how long I must wait for the sisters to contact me? My two half/sisters know nothing about my fathers passing and are not contacting me. In this case there is no escrow closing cost since the property is completely paid for. What is an approximate cost to submit a vesting form , where do I get the vesting from?, and to whom should the form be given to? And how long is the normal wait time for recording of new deed information so that I can claim my legal portion of the house?

Who is best to contact about deed/title transfers for real estate, agent, lawyer or other?I need to transfer my pop's house into my name. The will went through probate already, and I have all the necessary documents. Oh, I'm a PA resident.
I got a question 🤔 my husband and I got a house through the VA loan then. We did appraisal ect.. we get to the closing date so the title can be turned overto us. The surviving spouse don't have the title. So now our realtor is saying this may have to go to probate. So we can get the title. Now what can happen now?

My father-in-law passed away in November my wife inherited property and a trust for 5 years the executive to the estate is her sister she is not following the will we should have received money in November and now coming up in May and she's not had any contact with us at all what do we do
My mother's attorney, that wrote up her trust and will didn't file the deed on her property correctly back in 1991.She didn't write the property description correctly. So as her trustee I cannot get the deed put in my name to sell my mother's house. Now I'm so angry, because this is why my mother had a trust and a will in place to avoid any problems and probate. Can I sue this attorney for her screw up? What can be done now to avoid probate.

wHAt if you do not have a living trust or will?
What if the parent dies there’s no spouse no written will is completed but the parent clearly indicated in a video who would be the beneficiary & who will not.& gave the sole beneficiary power of attorney but dies in a nursing home facility during a pandemic & couldn’t get visits before the sole beneficiary/power of attorney was able to prepare a written will to be signed. Would the court view the video as evidence for a supplemental will or at least guidance as to which kid gets total possession of the property & would the fact that the sole intended beneficiary was granted power of attorney over the rest of the kids hold weight together with the video expressed will?

What if we misread the Trust, and the wrong Trustee signed off on our distributions? The assets were 100% ours "free and outright of all trusts." Do we have to forfeit our shares?

if someone bought in 2021, a home and does not change the deed to a Quit Claim Deed, do they get found out?
I know of someone that is not changing the deed of the original owner is now deceased 12/2022, but he is not changing the deed to gain his benefits exemptions in property tax. I was going to report this fraud, but they cannot guaranteed me anonymous. I am afraid of him and don't want him to come after me.

If one spouse contributes all the money for the property, and it's inherited wealth, the surviving spouse does not automatically have rights to it. There needs to be an overriding document, such as a family trust, or prenup, or post nup.... am I right?

In California, if the person purchased the home during a marriage and the couple held title as community property (joint tenancy with right of survivorship), then the entire ownership to the home would typically go to the surviving spouse. To avoid all of this, can't one of the parties just pay $1 and be considered co-owner of the estate before the death of the other owner?
And, make sure it’s a legitimate Trust & Will l, no half way which can leave room for probate
so, trust instead of will or both?
Trusts are more efficient than wills when transferring property!
If it's just one house, and one heir, then do a BENEFICIARY DEED. File it with the county recorders office. Done.

I disagree it doesn’t avoid Probate it just delays it until the survivors family goes through it and disgruntled trustees are forging the Living Trust. This is a misleading title to the video. I thought this would tell me how to actually transfer the property title after death but it didn't. If a trust is already set up, the person dies, the beneficiary is entitled to the property but how does the property then actually get transferred to them to make them the owner of record.
