    Ive seen these fail very ofter as a roofer they seem to crack and split without even being completely dry as when caulking drys and splits . Junk splts before it drys .

    Do you caulk after prime or or before any painting

    can you product seal precast edges thats not parallel to each other..

    If I can see daylight through the tilt panel existing caulking 20+years old can I assum they put caulking but no expansion rubber?
    We are seeing water seeping through 1-2mm gap , can I just caulk over old or must remove old and start from scratch to reapply all?
    Ps . Better with scissor lift or boom lift?

      The caulk usually doesn't last that long, especially exposed to the sun. I think having a 10 year life is fair if it's applied properly. You cannot apply new caulk over old caulk. You have to remove the old caulk, depending on what was used, you may need special chemical cleaners to remove the old caulk, otherwise you will have issues adhering the new caulk to your surface. Emseal (now owned by SIKA) should have gasket-like products, and you can caulk over that for an extra layer of safety.

    When the exterior side of the panels are too close to the wall of the next door building, how could we seal on that side?
