Put in a well and a septic oh yeah I almost forgot you got to buy the land too and put in the driveway. Oh and you also need to get the power onto the property. You will be well over four probably closer to $500,000 to construct this house new today. The cost of new construction is a big factor and probably the most important reason existing home prices have gone up so much.

In 2020, 5 years ago, the town had the property appraised for $181,000 and in 2015, 10 years ago, $171,000. I'm curious if the property and or surrounding property is contaminated with forever chemicals (PFAS). It'd be interesting to see the analysis results from the well water on the property. Maine state legislature in thier infinite wisdom advocated the spread of industrial sludge to be used as fertilizer. In 2022, after realizing what a grave mistake that was they reversed the decision.

Normally I agree with the consensus in the comment section but this is one time I think you're all nuts. This home is stunningly crafted The wood alone and the wood grain flawless. The living room is gigantic The bathroom has underutilized space. You could have used a top loader one on top of the other and you don't need that much room where the toilet is but the first floor bedroom is beautiful and even the loft I know this technically not a closet but you could make something happen it's the whole half of the house. It's not cheap but it doesn't look cheaply made. You could also do some sort of finishing in the basement add a little wood stove I think it's gorgeous and the water treatment system. If you all want something for nothing then you need to just go take a tent and go live in the woods but I think this house is appropriately priced, log cabins are not cheap it looks like it's been recently stained and I think it's stunning. I don't like the land it's on there's no character there are no trees I don't like the field but that's cosmetic put some balsam trees down they grow real fast. I thought this was a beautiful log cabin, it felt very cozy Taxes are high extremely high but what is cheap? I think everybody needs to pipe down if you can't afford it that's not the realtor's problem.😊

One would think for $339,000 a refrigerator would be included. The water treatment system you mention cost me $3,000 in my current house lasted 11 years and more recently had to replace it for another $3,000- Three (3) things my father told me growing up: 1) it’s not how much you make it’s how much you save that matters. 2) a bird in the hand is better than two in the bush. 3) a fool and his money are soon parted. The last one applies to you thinking this property is a good value.

This property has no electric heat. It has a hot water, baseboard oil boiler and a wood stove. That is way more efficient than a fireplace.
