    I would say yields are much higher potentially. My Airbnb is currently yielding 7-8% net and my long term is netting 4.5%. I bought two years ago. Great video, glad to hear about the recovery!

    Super interesting to see a case study on the Buda side! Do you think prices in Budapest (especially in Pest, where there are many buyers from other EU countries) will take a hit if the EU denies recovery funds to Hungary? A few days ago the EU formally started this process, which could take as little as 9 months...

      Cheap Russian oil, which Orban has negotiated, will be a bigger net positive than less EU funds

      @@TheWanderingInvestor Thanks for your response! My main worry is that if the proposed EU mechanism is put into action and funds are indeed denied, the Forint's value will decrease even more (already a lot of downward pressure on the currency). As you said in your article, the currency is probably the biggest risk to investing in Budapest real estate!

      @@secondaccounting8357 Yes, for the asset price. For rentals, most rental contracts can be set or indexed to the Euro.

      @@TheWanderingInvestor I really think we will love it. We are spending 2 months in Serbia starting in a few days before heading to Budapest.
      I was going to get ahold of Laszlo first, but waiting on some info from my father in law since my wife's great grandma was born in Budapest. Even though the government website says citizen by descent can go as far back as grandparents, i'm hoping there is some way to make an exception as far back as great grandparents.

    How much per day I was interested...cause 800 a month doesn't say how much occupancy he can do

      Occupancy and day rates vary a lot depending on the time of year. He used the yearly average from actuals.

      Yearly avarage occupancy rate is avg. 73%, moving between 60-90% seasonally. Nightly rates for such small units avarage between 20-60€ again depending on the season.

    For family reasons I am trying to sell my 136 m2 apartment just next to the St Steven Cathedral and buy at least 2 dividable apartments to start with. I am looking for somebody to do the renovation work. Last year there was an issue with limiting the number of nights in some districts in Pest. Which are the districts where it is still worth to invest in this business?

      All of them are fine but the bureaucracy needed to obtain airbnb approval varies from district to district. Benedek likes to get pre-approval before buying a unit. Get in touch with him, he does really good renovations.

    the westerners that are flooding budapest is annoying it's changed in less than 6-8month. i'd avoid this place
