I am one of the fortunates who got possession after 9 years in JP Wish Town. Desh Bhakt is absolutely right - Don't go by big advertisement. Buy only built up flats. Ordinary citizens are always made "Bali ka Bakhra" by politicians, executives and money bags.
We were supposed to get our possession of Parshvanath exotica in about 2014 or something. They've taken money, and haven't gave us anything. We have been fighting goddamn court case just for this nonsense.

India is a Democratic Republic where power is held by the representatives elected by the people . And thats where more or less India's democracy ends.
Once elected the elected representatives of the people are not accountable to the people nor do people have a say in the policies & affairs whether at village level, state level or country level.
Nor is India truly a republic as a Republican system is against dynastic rule of any sort
India is also not a _direct_ Democracy like Switzerland nor a _true_ Democracy like Norway .

Only that laws & the political system needs a change. Both are rooted in the past.
Esp the political system of multiple political parties & multiple elections doesnot apply to an India thats become so big. It was fine till political parties were few & the population was relatively less.
As of date this system just confuses people, is a drain on the country's resources & the political rivalries result in an ugliness that causes public disturbances- riots, protests, media wars, negativity via political propoganda .

My father (a serviceman) decided to buy a house in Wish Town and planned to live in it after his retirement (this was way back in early 2010s and now my father is 61). We are still waiting for the delivery in the HOPE that we'll, one day, get to live in it. But deep inside, we know that that it's still a long bumpy road ahead.
Words cannot describe how painful it is for me to see him in the pain of not being able to live in his 'dream home' while he continues to pay the high EMIs 😢 Banks, lawyers, government, no one is of any help who are good for nothing except in giving hollow promises.

My father has totally lost 1.5 cr in real estate and he himself is a Lawyer. Still there are loopholes (like NCLT 6:05) through which now the builders are wiping themselves out. They simply declare themselves as bankrupt and NCLT lets them through without any payback

Akash bhai...not just Jaypee Wishtown, Provident Kenworth in Hyderabad, Telangana is also stalled.
The project was supposed to be handed over with flat registration by March 2020 (including the 12 months buffer period according to the agreement).....We payed full amount and paying interests and EMI to banks.....But the Provident team is delaying the handover saying due to covid-19 lockdown. I was surprised how the banks released the loan amount without verifying the construction completion as per the demand letter. I am paying House Rent, Home Loan EMI without knowing when the apartment will be handed over. How to handle during this crisis situation with the job loss

My uncle also faces such problem but he purchased the flat from different builder in ALIGANT Vile(in Noida), also the scam is bit different. They sold the same flat(same with many other buyers) to 2 or 3 buyers with cash payment, or on EMI with different banks(i.e. same flat with different banks on EMI). My uncle paid EMI for approx 10 years which he called his saving of 10 years.
My uncle's child is diseased with Blood Cancer and now has to face such kind of fraud also.. I don't know what these builder will do with such huge stolen money. God will not forgive these kind of people.

We also bought a flat from logix group. Its been delayed by nearly 10 years now. Its the story everywhere.
If Amrapali's forensic audit can take place, why Jaypee's forensic audit was avoided?
Forensic report are useless, they even don't check the documents correctly.
We have got forensic audit done by E&Y in 3c lotus zing, the E&Y team even didn't notice that few genuine buyers had shifted the flat from one tower to another tower. And they have made full payment from cheque, still those lazy employees of E&Y ended up telling they didn't pay because they forgot to check who paid for old flat of such buyers.
Forensic audit is another joke.

I personally know people with their savings stuck in Jaypee, 3C and Amrapali. One of the reason why Indian real state is in such a poor situation is due to the greed of builders, government authority and middle class people as well. Now the trust deficit is so huge that people are unwilling to invest in new projects. They only want ready to move-in or resale flats.
The complete industry is suffering due to the over greediness of handful. Those few are supported by lots of people in media, judiciary, state govt. and center govt. Thank you for making this video. I hope it goes viral not only in India but globally.

Builders are greedy. Period.
Buyers have to become smart.
1) Project completion is not to be linked with floor rise. A project has lot of work that is pending after basic construction work.
2) No more that 50% payment even after most work is complete. Rest of payment on registration only.
3) Or better yet, bargain hard for fully completed work only.
4) Don’t sign on the agreement format that seller gives. Consult a lawyer and make on that favours buyers. After all it’s your money and that too a very large amount

Problem is really bad as most people struck in these are Middle class which face burnt of paying Income tax, EMI, Rent and are excluded from all of government subsidies. During this pandemic time also many of middle class people suffered due to loss of Jobs but they still have to pay for fees, EMI, rent and other expense and maintain their living standard. 10 years is long time, those people who booked flats in 2009-10 for their kids to play, their kids already almost going to college/hostels. Those who booked flat their for retirement home, some already died of old age. Sad state of affairs

We are also fighting a case against a Noida builder in NCDRC.
My only advice to people looking to buy a flat is to buy ready to move in flat (even if the builder is not well known).
Pay for what you see and not what you are promised by the builder in 4-5 years.
Not one bit will happen.

You have raised this JAL issue. Kindly also explain about RERA. I dont have much knowledge, some points i know about RERA are as follows:
Any Residential Real Estate project having land area above 5 acres should compulsarily be RERA registeres.
The sales of that project will be routed through an escrow account, details of which is to be submitted.
There will be hold on the 70% of the sales amount credited to Escrow account.
If a Real Estate developer started a project which comes under RERA, they cant use that money for another project and they recieved until the project development is completed.
I may be wrong about above points, as I dont know completely about RERA. Please also make a video if possible on explaining RERA, its benefits to citizens.

We are more than 1000 people who are struggling to get our money. The Vigneshwara group victims waiting for the past 8 years. Few senior citizens have lost their lives. Others like us are feeling dejected and helpless, putting our whole life savings into it. No court, no government, no media is helping us.

Me and scores of others had booked plots with Ramprastha Builders more than a decade ago making full advance payment , in their Dwarka Expressway projects ( Sec 37D , 90,92,95, etc) .Till date the Builder is only paying lip service to the applicants .

🔥🔥 This is the Largest scam and nobody is willing to talk about it. Me and 5000+ other people are suffering from this problem with MANTRI DEVELOPERS in Bangalore. I am glad that this video brings out the problem very well. But then as usual no big media house is William to talk about this problem.
