All very sound advice Tony. Your cautious advice about HMO/Minimo is sound. as they are never simple. Personally I would always start with small freehold or long lease properties with capital improvement critical - exactly as you say. Well done for another great video.
Hi Tony Great video as always. I'm considering a 3bed minimo strategy for my first btl. My question is would you include bills in the rent or let the tenants pay? Would you provide electricity, heating, wifi etc in a 3bed let?
So personally, I would ALWAYS include all bills in a house share where you have (say) 3 or 4 unrelated tenants. The reason being you can’t trust them to fairly split the bills and pay on time. Plus, you can’t have (say) 3 separate people equally liable for the electrics etc… one person only must be responsible. And what if that person then decides to leave??? I hope that helps and good luck with your first one 😃

Thanks Richard - and I agree with you that it makes sense to start with smaller freehold properties.
Mini mo’s is a strategy I’ve been looking at the last few weeks 👍
That’s great to hear Eric 😃
