    This was a great video! The last time my property was assessed. I hired a Company to do it for me and It had a back porch listed but I haven't had that back porch in many years. when I add info, I can put that I don't have a porch anymore and that will make taxes lower and correct info will be listed?

      It might. Overall it depends on: 1. whether you're able to find comps with market value equal to or below your assessed value and 2. The value you attribute to the back porch.

      Yes, SCAR stands for the Small Claims Assessment Review and is a court process that you can pursue if your original tax grievance is denied. It's relatively straightforward as it's also online, as of now the fee is $30. So if your overall property tax savings exceeds $30 it makes sense to try it. If you're concerned about doing it yourself, lots of businesses specialize in helping you to file it on your behalf. Hope this was helpful and thanks for watching!

      You can find that at: nassaucountyny.gov when you use the sales locator to find comps. Dwelling info should be on the left after you enter your address.

      @maikelkamel7905 Yes, but the deadline to appeal taxes using 2024/2025 assessed value has passed. You can go ahead and try though just to get familiar with the process for the following year.

    Can I use home sales in surrounding neighborhoods. I’m in Lynbrook, can I use houses sold in East Rockaway for my grievance, or should I try and just stick with lynbrook

    Thank you for the great instructional video! I have a question. I'm considering buying a home in Nassau county and the taxes are a little high but haven't been grieved. The first thing I'd want do is file a tax grievance. Will I run into an issue since the assessed value on the nassau county lands record viewer will be much lower than what the purchase price would be. In this current market it's a challenge to not have the listing asking price be higher than the assessed value and have to make offer over asking to get a winning bid. You mentioned that part D was optional but helpful to fill out but if we include "year aquired" and "price" it would work against our purpose. How should we handle it - leave the information out? Thank you in advance!

      As soon as you close, your purchase price will be considered the market value of the home. It's highly unlikely you'll be able to grieve at that point. Try to have the seller start the grievance before you close. Just point them to this video 😉

      ​@@stefanie8152 By definition, your closing price is the price you think the property is worth. So it's highly unlikely that the county will accept a grievance arguing that the property is worth less than what you just paid for it.

      You can't have it both ways. You can't purchase a property for $600K, then file a grievance with the county stating it's actually worth less than $600K, unless you didn't know something about the property and you overpaid for it significantly. To your point, this is where 'Part D' would be helpful yes.

    Thank You! Clear and concise. I did find when I chose from a list of sales in my range, 3 of the 4 houses (upon research) were paying MORE in taxes than my house. I am guessing that makes a difference? I chose 3 others that were paying LESS than what I am currently paying. Am I making better choices?

      Yes, you definitely want to choose the homes paying less in taxes to justify your claim that your taxes should be lower. 👍🏼

    Thank you! My town is really small so there are very little houses to compare. I did find properties sold within my area for less price but much higher sq ft. Example: My property is 786 sq ft and I found 2 properties with less price sold but sq ft of 1917 & 1462. Could I use these as a comparison?

      Yes this is the process. You can do it yourself or hire someone to do it for you. AR1 covers 1-3 family homes, it's the option chosen in the video.

    Thank you for the information but I found a property in my area that sold for way less than the average home. The seller was the buyer of the home. Can I still use that property in my grievance?

      You should have at least 3 properties when you file. If this specific property is too much of an outlier, yes you risk your grievance being denied, but you won't know unless you try.
