Especially if you search about the 2nd builder's past project you may see one video ,which investors are protesting . As per the google reviews one which you paid money is notorius for not returning booking amount . I know you must have gone through this and you may have Plan B 's .
Google reviews are like NPS in majority of the cases it's all seasonal and not permanent when it comes to township. The sample size needs to be good else it's just frustration

For buyer its individual preference as you get to choose the floor and specific flat. My honest and blunt opinion, if you have money then go for ready flat, dont even go for under construction property. I hope this helps. The location is under PMC and not under CIDCO. Water supply will be from PMC Maintenance will be higher compared to the regular standalone building considering it's a gated community however higher number of flats help in distributing the cost. As far as deed conveyance is concerned I lived in many apartments which didn't have it. But it depends on how the society takes up the task.

I got the actual pricing. For 2 BHK carpet of 725 the total excluding parking is coming to 89 lakhs. For smaller 2 BHK it's 79 lakhs all inclusive
